    4/22/2018 12:00:00 AM 2018-07-21T00:00 Job Description : Advanced Energy Storage has a need for individual that will assume varying roles as the program matures from development to rate production. This position will consist of the following. First, being a Project lead for a factory build out. Second, supporting development builds and forecasting out facility expansions and staffing plans. Lastly, executing to the plans and becoming the site/production lead for rate production. The first phase will consist of a being a project lead for facility improvements required for production. This portion of the job will consist of coordinating with the general contractor, the Landlord, production operations, Environmental Safety and Health (ESH), etc to ensure the proper improvements are being completed on-time and within budget. This individual will coordinate with Production Operations, Quality, and Engineering to ensure that appropriate capital, tooling, and test equipment are in place to support low rate production. The current space is an empty warehouse that is being upgraded in a phased approach to support the program. The second phase of this position will be similar to the first, but with the added dimension building a small quantity of product, looking at/ executing capacity expansion plans and developing staffing plans in regard to skill mix and head count. In addition, the position will be responsible for ensuring the product is fabricated and delivered on time and within budget, ensure proper permitting is received, and work details associated with general plant operations (security, office supplies and production supplies). The last phase of the position will be a continuation of the first two phases, but more in line with the execution of the production line. Properly ensuring the product can be built, proper staffing has been hired, production processes are in place, material receipt and inventory management is in place, etc. during this phase, this position will continue to look at facility capacity and expansion approaches. In addition, during all phases for this position, there will be efforts to assist/lead the transition of the Coordination Chemistry Flow Battery (CCFB) from development into rate production. This will include activities associated support production proposals, planning associated with the receipt of contract award to delivery of the product for the Coordination Chemistry Flow Battery (CCFB). This individual will be a key part of providing strategic direction, providing day-to-day team direction, and working with supplier(s), lead or co-lead the Supplier Management Team (SMT) and will be empowered to make decisions on behalf of the program. This person will need to understand funding/budget profiles, schedules, risks; lead the Performance Excellence Plan (PEP), attend the Correct Action Board (CAB), and evaluate capacity forecasting and planning. Position will flex time between the Cambridge, MA site and the Andover, MA site in 2018, with a majority of the time in Cambridge in 2018. As production ramps up, the expectation would be for the candidates work location to be in Andover, MA as that is where the production facility resides. Travel will also be expected, but on a limited basis to visit suppliers or other Lockheed Martin Sites. Typical travel is 2-3 days in duration and 1-3 times a quarter. Job Description Responsibilities * Act in facilities manager capacity as needed * Manage the preparation of and give approval on accurate tenant billings * Supervise the preparation of monthly bank deposit(s), ensuring adherence to owner/manager established deadlines * Follow up on all delinquencies, under the direction of facility manager, utilizing C&W or client-directed policies * Obtain aging report for facility manager and deliver standard correspondence to address delinquencies * Prepare portions of the monthly financial and operational reports and/or annual budget * Lead regular inspections of facilities with janitorial provider * Participate in the performance oversight of all service contractors who perform contract services * Assemble monthly report summary of service contracts and certificates of insurance * Ensure that Handbooks are maintained up to date and ready for distribution to new tenants * Develop and maintain aspects of the comprehensive Occupant Services package * Prepare lease abstract for files, prepare monthly report for supervisor's review * Oversee the maintenance of the work order and purchase order systems * Ensure all facility files are prepared and maintained in orderly and logical manner including leases and contracts * Process management and maintenance staff hours, expense reports, and check requests for review and approval Requirements * Bachelor's Degree * 1+ years of real estate property/facility management or related experience * Or any similar combination of education and experience * Ability to pursue RPA or CPM professional designation(s) * Basic understanding of lease terms, the reconciliation process for CAM, insurance, and real estate taxes * Proven record of providing excellent internal and external customer service * Excellent interpersonal skills * Excellent oral and written communication skills. Roving Building Engineer I Reports To: Senior Property Manager Primary Purpose of Position: Maintain the integrity of all building systems, operate the building in an efficient manner, and perform a variety of tenant services while maintaining positive tenant relations in accordance with the client's established operational and safety procedures. Essential Functions: * Perform and/or oversee the day-to-day efficient operation, maintenance and repair of all building and site systems for assigned properties. Building systems include but are not limited to HVAC, electrical, lighting, plumbing, energy management, water treatment, hardware, keying and fire protection. * Perform and/or oversee the installation, fabrication, construction, troubleshooting and repair or maintenance of complex mechanical and electrical equipment independently. * Receive work assignments, plan and/or generate work to be performed and obtain necessary tools, equipment and materials. Complete assignments and paperwork in a timely manner. * Oversee and/or assist Building Engineers and Maintenance Technicians with troubleshooting of building systems as needed. * Assist in the monitoring of contractors, inspecting work and generating deficiency lists. * Provide proper care to the assigned equipment, tools, and uniforms. Keep the shop, penthouse equipment rooms and common areas clean, organized and safe. * Follow and/or oversee inspection and service procedures outlined in the preventive maintenance and loss control programs. Coordinate, conduct and/or provide support in the day-to-day completion, organization and accuracy of preventive maintenance and loss control. * Accurately complete tenant requests, repair work and related records for the respective site/buildings as required. Follow applicable government / local authority requirements (e.g. Orders of Condition) and other records for assigned properties. * Regularly inspect all areas of the site/building(s) and report deficiencies as well as suggestions for improvements and take initiative to correct as appropriate. * Employ service procedures and techniques in accordance with established procedures. * Maintain logs on daily activities and events as required. * Provide technical support to the Lead and Chief Engineer. Assist in the technical training of less experienced staff. * Effectively communicate to the appropriate party/parties the status and activity of building operations and conditions and promptly report any potential or existing problems. * Available for various shifts, to fill in for other staff, and to work extended hours, nights, weekends and holidays to ensure adequate building coverage and perform necessary repairs as needed. Respond to after hours emergencies such as fire, flooding, severe weather (including but not limited to snow and ice removal) power outage and other related situations including clean-up activities per on-call procedures or as requested in critical situations. * Promote and maintain a high standard in the operation and appearance of the properties. Promote, establish and maintain positive relations with tenants via proactive communication, routine follow-up and a high level of customer service. Non-Essential Functions: * Assist in the monitoring and implementation of OSHA requirements. * May procure vendor/contract prices for mechanical parts, equipment and tools. * Perform other duties as assigned. Requirements and Qualifications: * High School diploma or equivalent educational certification preferred. * A minimum of 4 to 6 years as a Maintenance Technician / Building Engineer or equivalent field experience required including working knowledge of commercial office building systems. * Comprehensive training and certification in HVAC and other technologies relating to building engineering and/or equivalent job related training and experience. * Ability to work independently with limited supervision in a fast paced environment and deal effectively with multiple, simultaneous deadlines and projects. Ability to organize and coordinate work efficiently, set priorities and optimize the performance of others. * Advanced knowledge of OSHA, NEC and NFC codes and regulations. * Ability to participate in on-call schedule for after hour calls required. This may include working alternative schedules during on-call period (e.g. 7:00am – 3:30pm or 12:00pm – 8:30pm, etc.) * Strong technical and problem solving abilities including those related to mechanical controls and Building Automation Systems. * Intermediate skills necessary to operate computer for general day to day work and communications. * Ability to effectively communicate in writing as needed. * Strong working knowledge of web based work order systems, such as Angus, Interwise, Energy Link or similar required. * Demonstrate exemplary tenant relation skills. Project a positive appearance and attitude at all times. * Flexibility to work at various properties that may be assigned from time to time. * Possess knowledge of safe and efficient operation of all equipment, power and hand tools, including but not limited to, a snow blower. * Valid driver's license and satisfactory driving record when required. Licenses(s) for applicable jurisdiction and equipment as required based on location: * Massachusetts Properties - Refrigeration License with the Commonwealth of Massachusetts * DC Properties – DC 3rd Class Steam Engineer's License * Maryland Properties – 1st Grade Stationary Engineer's License * Virginia Properties -- NIULPE 1st Class Engineer's Certificate * Operating or Steam engineering license * CFC certification for the type of equipment serviced. (Universal Certification preferred.) * SMT certification or enrollment in program preferred Physical Requirements: * Regularly required to stand, walk, reach and use arms to perform tasks as well as push and pull objects and grasp with hands. * Regular use of various machinery and tools, including but not limited to, a snow blower. * Regularly required to talk and hear and occasionally required to smell. * Frequently required to sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders, work at heights and in environments with temperature ranges both while working outside and inside. * Occasionally required to work around vibration or noise as well as dust. * Regularly required to lift and/or move up to 50 lbs. and occasionally required to lift and/or move up to 75 lbs. * Specific vision abilities include close vision, distance vision, color vision and depth perception. * Involves movement between departments, buildings, and floors to facilitate work. * May require the ability to operate a vehicle (i.e. truck, van, utility cart, etc.) or small tractor.
