Job Summary:

This position manages move related/remodel projects, and provides guidance, instruction, direction and leadership to the team for the purpose of achieving functional goals and objectives. Work with business unit leaders in planning and executing campus remodel projects and related moves within corporate guidelines. Provide a positive contact for both Markel associates and business partners in order to provide a productive work environment and facilitate amicable, seamless resolution to space/facility issues that arise.

Initiate, develop and execute project goals, scope, schedule, budgets while implementing workplace and branding strategies. Manage risks and meet deadlines as dictated by the lease terms. Develop a comprehensive project budge and timeline for facilities improvements to submit for approval. Make recommendations on planning, design, construction and closeout of the workplace projects while considering the end result goals.

Maintain a solid understanding of relocation related or remodel project plans, costs and timelines while working closely with contractors and vendors. Partner with procurement and legal departments in preparation of RFP for all aspects of projects (e.g. architectural and MEP services, PM support, GC and move services). Participate in defining the terms of contract agreements and monitor performance to ensure compliance.

Monitor project budgets to identify potential financial overruns and variances and make appropriate recommendations to alleviate financial implications. Pay invoices per contract agreements in order to maintain customer loyalty and satisfaction with the Markel brand.

Provide guidance through requirements gathering and design stages of the project, as well as in planning and executing moves of associates. Proactively recognize issues, and manage and mitigate risks while considering liabilities and associated costs or timeline impacts Provide consistent updates to the site leadership (weekly report) and executive leadership (monthly report) on project status, budget, timeline, milestones and risks

Share expertise and best practices so team can work effectively and efficiently. Provide excellent customer service to all associates in order to improve the work environment and uphold the organizational core values. Participate in innovation within workplace resources to ensure that deliverables are in line or ahead of competitors and support HR initiatives in retailing and attraction of associates.

Job Responsibilities:

  • Manage all phases in project management arena. Implement templates and processes for more streamline finish and interface with broader audience. Provide budget communication to senior leaders for approvals.

  • PM that goes well beyond the 'on-time, on-budget' approach to look at the lifecycle of a project. Implement a process for design and construction process with the stakeholders, achieving a better connection to business goals.

  • Create strong vendor relationships and direct industry experience with value engineering at the on-set of a project.

  • Manage risk by providing strong leadership skills, project management services for design, construction, renovation, relocation, and occupancy, manage and prevent scope creep . Control flow of project and keeps team members focused on the original scope of work so that continuous changes don't take you off course.

  • Apply standard project management principles and tools to reduce our risks and improve outcomes while enhancing our overall visibility and communication.

  • Keep clients informed of actions being taken at all times in order to maintain exceptional customer service.

  • Participates in the selection of vendors and contractors. Participates in defining the terms of contract agreements and monitor performance of contracts to ensure compliance with contract.

  • Create budget for facilities capital improvements to submit for approval. Provides advice and consultation for Campus planning and design of improvements and capital construction projects

  • Optimize the efficient use of floor space while ensuring the business needs of each department are considered and incorporated into plans by working closely with the design firm to capture information and execute.

  • Pay invoices per contract agreement in order to maintain customer loyalty and satisfaction with the Markel brand.

  • Provide guidance through requirements gathering and design stages of the project, as well as in planning and executing moves of associates. Visit the job site as often as possible to answer any questions that may arise.

Education:

High school diploma or equivalent required

Post-secondary education preferred, but not required

Work Experience:
6+ years of facilities/Project Management experience
5 years proven experience in the following areas: operations and maintenance, project management, real estate and property management, technology , real estate, construction, and people management

Must be authorized to work in the U.S., and not require sponsorship now or in the future

Ensure standards for GPM Investments facilities are maintained at all existing and new GPM facilities. Ensure projects are completed based on pre-determined timeframe and within budget. Oversee yearly departmental and store capital budget process. Responsibilities FUEL * Manage all Design and Image standards for branded locations. * Manage and oversee the development of all petroleum related projects, scope of work statements and standards. * Develop standard SOW's for all repetitive petroleum projects (manholes, STP's, dispenser replacements) across all regions, coordinate bid requests to multiple bidders, and work to provide quicker response/completion on common petroleum projects. * Negotiate yearly product pricing with all petroleum equipment suppliers. * Select equipment and research equipment that will lower the total cost of ownership of all GPM locations. * Manage bid requests and review for major petroleum projects. * Formulate effective strategies to augment buying equity, enhance product visibility and differentiate GPM petroleum offering from competitors. * Project Management of new site conversions, new to industry sites, and major re-models of current sites in conjunction with Construction Project Manager. * Ability to coordinate and integrate multiple projects simultaneously. * Process all invoices from Vendors and Suppliers for projects. * Track Vendor and Supplier performance as well as financial performance internally of all projects to ensure ROI's are met, budgets are adhered to. * Provide accurate documentation of all projects. * Provide weekly updates of impacted and out of service locations with plans to fix. * Review compliance failures regarding monthly inspections. * Identify failure points by frequency, brand, component and develop strategy to avoid frequent failure points of existing UST systems. * Plan and execute sump and UDC repairs in relation to 2018 regulations regarding testing and repair of all sumps and UDC's across entire GPM Network of locations. * Compile information and train Maintenance/Projects on annual changes to state regulations. * Understand trends, competitive market data and consumer insights to drive actionable programs and measurable results. * Project Manager training - teach, train, and educate on all aspects of proper UST installation. Develop standard communications for projects that layout timelines, critical points for PM on site project visits, etc. * Travel to regions and hold classes. Teach, train, and educate all RSM's and technicians on pieces and parts, proper maintenance of UST systems, release protocol, reporting, etc. * Assist in capital budget planning. Acquisition * Ensure potential GPM sites meet industry standards. * Coordinate potential site inspections with Director of Projects, including establishment of teams, pre-inspection training and post-inspection reviews. * Visit potential sites for firsthand identification of potential issues and document findings. * Perform risk analysis by site (proximity to streams, legacy of environmental impacts, old piping, state regulations). * Identify pre-purchase anticipated capital expenses and budget for repairs and/or replacement. * Plan and execute post sale action items to meet the operational expectations of GPM. * Provide effective communications, collaboration with division Operations, Facility Support group, and other internal and external stakeholders. * Educate RSM's on new state regulations, site specific history, ongoing obligations per site. * Conduct post acquisition visits to ensure branding plan and capital expense items have been corrected and sites are at 100% operational efficiency.
