Role Summary:

The Community Preservation Corporation's ("CPC") Equity Investments group currently invests CPC's own capital into affordable, workforce, and transformational housing. We are hiring now to expand our mission and to increase capital deployment by developing a 3rd party capital planning and execution function: CPC's Equity Investments group is hiring a motivated and creative individual to oversee the establishment and operations of our 3rd party capital program.

Our mission-aligned equity investments generate risk- and impact-appropriate returns. Since 2017, our team has originated, acquired, and asset-managed a successful and diverse book of affordable housing investments that deliver strong financial returns. Our flexible investment thesis currently focuses on national opportunities around stabilized, cash-flowing properties.

The VP of Portfolio Capital Planning & Execution will operate at both the strategic and execution levels. Reporting directly to the SVP of Equity Investments you will develop a strategic framework for the platform in close coordination with our corporate capital planning function and will align the investment goals and requirements of 3rd party capital with our existing functions of originations, acquisitions, and asset management. Execution will follow: the VP will develop communication tools, communicate with capital partners, develop and oversee the legal framework for raising and deploying 3rd Party Capital, administer and manage 3rd Party Capital, and potentially execute one-off capital raise opportunities. Our collective efforts - and the capital platform we create and manage - will make meaningful changes to the provision of quality affordable housing throughout the country.

This is a unique role for someone with a vision to build a 3rd party capital infrastructure from the ground up, from within a long-standing, respected, nimble, mission-driven financial services institution.

What You'll do:

  • Develop and refine a capital strategy to raise and deploy 3rdParty Capital into CPC's equity investments.

  • Identify and nurture relationships with Capital Partners.

  • Perform outreach to potential capital partners to communicate about deals, diagnose challenges, and propose financial solutions and structures.

  • Identify capital sources that can be linked with specific transactions (e.g. 501(c)3 bonds, ppms, bond offerings, co-invest opportunities, grants, securitization of existing cash flows, etc).

  • Work closely with CPC's capital strategies team, legal department, and accounting/treasury group.

  • Execute the strategy by working with the appropriate teams at CPC to facilitate a capital raise, connecting capital with appropriate investments, and developing tools (e.g. fund administration, investor relations, internal processes) as needed.

  • Communication: Develop 3rd Party Capital communication materials (e.g. fundraising deck, ongoing investor reporting) and onboard external fund administration platforms.

  • Legal documentation: work with CPC's legal team and outside counsel to oversee the initial drafting and eventual negotiation of Joint Venture agreements; coordinate investor waivers and approvals.

  • Underwriting and scenario/returns analysis. Strong Excel technical skills and an understanding of financial analytics will allow you to generate technical documents and financial reporting tools.

  • Project Management: Fundamentally, this is a hands-on, get-it-done role; tactics and implementation are part of the role and central to its success.

  • Work with supervisor and senior CPC staff on strategy, fundraising, and internal reporting; refine and implement governance tools.

  • Advise on ongoing acquisition strategy to align with investment goals of 3rd party capital.

  • Direct and guide the asset management function to develop and deploy the appropriate reporting tools.

  • Perform other duties as directed or required

Skills and Experience:

  • MBA or Masters degree and 5+ years' experience in finance, real estate development, capital markets, or a related field. Alternative evidence of excellence in the field may be considered by CPC.

  • Knowledge of startup and operations of a 3rd Party Capital strategy, including deployment of funds, co-invest LP strategies, investment management of GP/LP strategies, potential capital partners, affordable housing programs required

  • Unmatched Excel and financial analysis skills; able to efficiently analyze and create real estate and/or fund pro formas.

  • Strong written and communication skills.

  • Strong organizational skills with the ability to project manage multiple simultaneous efforts; to prioritize and multi-task. You must be detail-oriented.

  • Knowledge of capital sources for real estate investments

  • Knowledge of the affordable housing industry, key players, and financing programs.

  • Demonstrated ability to self-motivate, with a proven ability to work independently and as a member of a team.

This is a full-time, hybrid role where you will work from the Manhattan office two - three days a week. The salary range is $155,000 - $180,000, dependent on experience.
