What You Will Be Doing

Position Summary:

Penetrate local/regional market and source development and Project Management/advisory opportunities with 3rd party owners / developers / operators
Provide superior client service
Provide superior employee management
Enhance own professional and personal skills
Meet assigned financial target

Essential Functions:
Develops new business opportunities related to development of hospitality projects. T
Assesses profitability and/or cost effectiveness of the development management product line
Provides strategic direction and product quality
Oversees and manages existing team(s)
Excels in all phases of project management including: program development, budgeting, planning & design, pre-construction, project implementation, project oversight and project closure.
Contract negotiation/verification.
Cultivates and maintains a positive working relationship with client representatives and service providers.
Assist Management Committee and Region Manager in the establishment and refinement of best practices of standards of excellence.
Assist in training and developing the team members in the skills and understanding of firm procedures, methodology and practices expected for a successful project implementation.
Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
Ensure accurate management of all accounts receivables to maintain a level not to exceed planned working capital charge as set by corporate finance, Account finance team and/or the Regional Operations Manager.
Assist Local PDS (Project & Development Services) Team in meeting financial metrics on a Regional and National level as determined on a yearly basis by the Management Executive Committee.

What You Need for this Position

Minimum ten to twelve (10-12) years of experience working in a Design/Construction/Project Management role with strong pre-construction experience.
Demonstrated business judgment and new business development skills.
Leadership skills with a demonstrated ability to lead teams and achieve results.
Interpersonal skills with an ability to interact with executive level external and internal clients as well as internal Brokers.
Organizational skills with the ability to manage priorities.
Detail oriented.
Ability to multi-task.
Proficiency and knowledge of Microsoft Office applications and Project software.
A strong working knowledge of accounting and financial reporting, budgeting, scheduling and process as they relate to corporate real estate.
Ability to lead individuals across a national platform to deliver superior results in client service.
Considerable experience in hotel design & construction preferred.
Excellent verbal and written communication skills, professional manner and computer literacy.
Flexibility with work hours and travel as needed.

Coordinates compliance with the schedule, safety, cost, and quality decisions in conjunction with the Project Field Manager. Principal Duties and Responsibilities • Manages and coordinates all on-site subcontractor activities for compliance with the CPM schedule and monitors and enforces compliance with subcontract requirements; Implements the Project Construction Execution Plan. Directs staff in the daily, weekly planning process. * Supervises and mentors all superintendents; monitors their activities and provides leadership. * Monitors and reports on construction productivity and schedule performance (including trends) to the Project Field Manager and Field Project Controls Manager. Takes actions necessary to meet project budget and schedule requirements. * Directs and approves the development and implementation of subcontractor schedule recovery plans as required. * Coordinates the Construction Completion Walkdowns and the complete hand over of start-up packages to the Startup Manager and supervises the close out of all punch list items. * Assists Project Field Manager with client interface and relations. * Coordinates with Field Material Manager to review all site procured materials for acceptance. * Reviews and approves equipment rentals (if supplied by company) and coordinates shared use of this equipment with subcontractors. * Conducts weekly coordination meeting with subcontractors. * Conducts weekly subcontractor meetings. * Reports weekly schedule and commodity installation status to the Field Project Controls Manager. * Monitors all extra work authorization requests, backcharges, and supplier and subcontractor progress/final payment requests for acceptance and is responsible for subordinates providing the timely tracking information to Project Controls to support the change management system. * Adheres to Safety, Quality, Ethical Standards, Lessons Learned, and Performance Management programs in accordance with Division Policies, Standards, Guides, and Contractual commitments. * Directly responsible for the Division 8 labor charges and costs on direct hire projects. • Directly responsible for the Construction Equipment budget * Monitors and approve all CIR replies to the subcontractors. * Responsible for completion of the construction punchlist. * Has full knowledge of the safety program and acts as the Safety Representative on site in the absence of the regular Safety Supervisor. * Has general knowledge of all disciplines of construction and is able to stand in for each lead discipline. * Establishes the tool trailer list at the onset of the project. * Resolves safety and quality issues with the safety and quality managers. Further disputes are then deferred to the Project Field Manager. * Has the ability to stand in for the Project Field Manager in his absence. * Understands the major commercial and deliverable terms of the construction subcontracts and manages within these terms. * Monitors and controls overtime by his subordinates and subcontractors. * Writes the construction portion of the client and construction monthly report. * Coordinates with the Field Engineers or home office engineers on engineering deliverables * Responsible for the effective management of construction Manufacturer's Service Technicians and the timesheet tracking. * Supports continuous improvement efforts and the change management effects associated with the implementation of improvements. * Supervises work of others. Responsible for hiring, discipline, and pay administration of their subordinates. Supervises superintendents.
