W&D Affordable Equity (formerly Alliant Capital) is a leading tax credit firm focused on tax credit syndication for the development and financing of affordable multifamily rental housing. The Impact You Will Have

The VP, Construction Project Manager will primarily be responsible for due diligence, construction monitoring, and investor reporting of multi-family housing construction projects. This position will oversee projects from pre-acquisition through completion. The Project Manager will also assist Joint Venture Partners with entitlement and construction of multi-family projects for W&D Affordable Equity's own portfolio. The successful candidate will have a strong sense of the "big picture" as it relates to construction projects, as well as a strong background in the development, administration, and management of multifamily housing construction projects. Candidates should also have knowledge of building codes and regulations.

Primary Responsibilities

  • Prior to project acquisition:

  • Manage and evaluate pre-construction due diligence including review of project approval documentation, geotechnical reports, architectural, MEP, and civil engineering plans and specifications, environmental assessments and reports, project design, construction contracts, budgets, construction schedules, fee schedules, ALTA Surveys and title reports, Project Needs Analyses, Reserve Studies, and historical documentation as required.

  • Visit and evaluate prospective project sites, including evaluation of project plans and specifications against existing conditions, project location, and surrounding conditions.

  • During construction:

  • Oversee the construction of projects through correspondence, technical means, video and in-person site visits to ensure quality control and evaluate and approve construction disbursement requests and change orders.

  • Monitor construction progress against projections, and work with development team members and contractors to ensure delivery of projects on time and within budget.

  • Work with development partner members including Project Managers and on-site Superintendents to evaluate the contractor's plans, schedule, and project documents, and recommend revised actions when appropriate.

  • Ensure that established project objectives, policies, procedures, and performance standards are within boundaries of company policy and contract specifications.

  • Foresee problems and initiate corrective action through collaboration with project team members when necessary.

  • Represent the company in project meetings and attend strategy meetings as required.

  • Work with the Contract Administrator to manage financial aspects of contracts to protect the company's interests and simultaneously maintain good relationships with the developers and investors.

  • Interpret and explain plans and contracts to internal clients, administrative staff, and investors.

  • Prepare detailed project summary reports making recommendations regarding projects for presentation to senior management and investors. This work requires excellent writing skills, continual attention to detail in organizing, composing, typing and proof reading of written materials.

  • Respond to inquiries from investors, management, and co-workers, and provide information pertaining to the status of projects undergoing review and construction, providing written or oral reports as requested.

  • Establish work priorities, remain organized, meet deadlines, and maintain detailed notes and correspondence while working on multiple projects in various stages of completion simultaneously.

  • Provide the SVP-Construction with timely updates and critical issue reporting on all projects under the candidate's management.

  • Provide technical and managerial advice and assistance to department management and personnel.

  • Provide technical advice to, and act as liaison between, the department and Joint Venture Developers.

  • Assist in developing departmental plans, goals, objectives, policies, and procedures.

  • Handle confidential and non-routine information with appropriate discretion.

  • Assist the SVP of Construction and department personnel with special projects or other duties as assigned.

  • Communicate with co-workers, management, clients, and others in a courteous and professional manner.

  • Conform with and abide by all regulations, policies, work procedures, and instructions.

  • Conform to all safety rules and use all appropriate safety equipment.

  • Attendance is generally 8:30 am

  • 5:30 pm local time Monday through Friday with the ability to work up to 2 of those days remotely.

Education and Experience

  • Minimum of 15 years of experience in the construction industry, at least 10 of which are at a level that required extensive project management work.

  • Experience with real estate and construction contracts is preferred.

  • Bachelor's degree in construction management, architecture, civil engineering, a related field, or equivalent on-the-job experience is required. (Minimum of 10 years of experience in project management of large, complex construction projects is required).

  • Must have a strong background in the development, administration, and management of multifamily housing construction projects.

  • Familiarity with lending practices and property management in multi-family industry is preferred.

Knowledge, Skills and Abilities

  • Must be able to see the big-picture or ultimate objective of a construction project and be able to foresee any obstacles or issues to accurately report progress and/or any issues to the internal team members and outside investors.

  • Must understand building codes, housing regulations, and an ability to recognize public safety and security issues on a building site.

  • Must possess excellent verbal and written communication skills and the ability to express ideas clearly.

  • Must have an eye for detail, and a desire for continual learning.

  • Must possess excellent mathematical skills, including their application and use in problem solving.

  • Must have the ability to coordinate their own and others' actions and manage time and personnel resources.

  • Position requires the candidate to use good independent judgment, discretion, and work independently and accurately with an attention to detail including the ability to make quick decisions.

  • Must be able to interact and communicate with individuals at all levels of the organization.

  • Must have high level of interpersonal skills to handle sensitive and confidential situations independently or on a team. Position continually requires demonstrated poise, tact, and diplomacy.

This position has an estimated base salary of $130,000.00-160,000.00 plus annual discretionary performance bonus
