New Site Development Department

The New Site Development team drives the technology, innovation and new development of data center infrastructure across Vantage's companywide portfolio. The department evaluates new sites, drives cost and scheduling in line with company goals and serves as subject matter authorities across the entire project lifecycle from concept through commissioning. The team collaborates with Sales, Operations and management along the way. New Site Dev also works hand in hand with the Construction team to come up with a vertically integrated design and ensures new and existing standards and designs are completed successfully. Our team can align long-term operational sustainability with value engineering and cost metrics to deliver products aligned with company goals. Position Overview

The Vice President, New Site Development, is responsible for leading the strategic evaluation, acquisition, and development of new data center sites across North America. This senior role involves leading all aspects of the entire lifecycle of new site development, from initial site evaluation through to design, engineering, and preconstruction management. The VP will collaborate with multiple cross-functional teams and external partners to ensure the successful and timely delivery of new data center properties, while maintaining high standards of quality, budget adherence, and schedule management.

This role can be based in any of our US locations: Denver, CO; Phoenix, AZ;

Santa Clara, CA; Ashburn, VA, or Alpharetta, GA

Essential Job Functions

  • Strategic Site Evaluation and Acquisition:

  • Lead the evaluation and due diligence process for potential new data center sites, ensuring alignment with Vantage Data Center's strategic goals.

  • Identify and select new sites in both existing and new markets.

  • Lead all aspects of land due diligence efforts, including environmental assessments, zoning evaluations, and regulatory compliance.

  • Design and Engineering Management:

  • Lead all aspects of design and engineering project management, including site assessment, conceptual design, basis of design, scope of work, and the development of design and construction documents.

  • Handle the transition of design and preconstruction packages to VDC Construction Project Managers for execution.

  • Evaluate and implement new technologies and construction techniques to improve speed to market and project efficiency.

  • Preconstruction Leadership:

  • Provide thought and team leadership, holding accountability for team results on all preconstruction projects, including budget, schedule, and coordination with internal and external customers.

  • Support the Construction Team from concept through commissioning across Vantage's portfolio of construction projects.

  • Ensure continuous improvement through lessons learned and feedback loops.

  • Stakeholder and Community Engagement:

  • Lead land use and zoning approval processes, including coordination with landowners, neighborhood groups, community outreach, and local jurisdictions.

  • Represent Vantage Data Centers positively to local officials and optimally communicate the benefits of wholesale data center campuses.

  • Develop and manage relationships with city planners, city councils, utilities, and other relevant parties critical to project success.

  • Operational and Financial Oversight:

  • Create and manage annual operating expense budgets and capital expenditures, supervising and updating monthly forecasts to meet financial targets.

  • Drive scope, schedule, and budget decisions to conclusion, managing internal and external resources, project teams, contractors, and vendors.

  • Report the status of all preconstruction projects, including risks, schedule, quality, and budget, to C-Suite and the Board of Directors.

  • Innovation and Process Improvement:

  • Develop, refine, and implement processes and policies for new construction practices, comparison and ultimately green lighting deployment and actualization.

  • Align product development and innovation with business strategies to drive success.

  • Conduct vendor and contractor qualification, network management, and new technology evaluations for current and future projects.

  • Collaboration and Support:

  • Work closely with Market Development & Sales to support site selection and land due diligence.

  • Coordinate with internal teams such as Legal, Operations, and Procurement to ensure project success.

  • Teamwork and integration in the sales lifecycle process including client interface.

  • Provide technical support to sales and marketing teams as needed.

  • Additional duties as assigned by Management.

Job Requirements

  • Education:

  • Bachelor's degree in Real Estate, Construction, Engineering, or a related field; advanced degree preferred.

  • Experience:

  • Minimum of 15 years of demonstrated experience in Construction industry is required, with several years of advanced corporate real estate experience; industrial land acquisition experience is preferred.

  • Data Center experience is strongly preferred, but not required.

  • Skills:

  • Creative and innovative abilities.

  • Demonstrated ability to collaboratively lead project/design teams.

  • Strong relationship building skills.

  • Ability to analyze complex business concepts and documents.

  • Ability to make effective presentations on general topics.

  • Skilled at solving problems and dealing with a variety of options with limited information.

  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

  • Strong interpersonal, written, and verbal communication skills at all levels of the organization and with other collaborators and third parties such as suppliers.

  • Flexible, adaptable, and self-directed; able to prioritize projects in a variety of circumstances while traveling, across multiple time zones, cross functionally, by project, etc.

  • Strong IT skills, with ability to use multiple communication tools and packages including the Office suite, advanced Excel knowledge crucial.

  • Travel required is expected to be up to 30% but may increase over time as the business evolves

  • Additional duties as assigned by Management

Additional Details

  • Salary Range: $220,000 - $250,000 Base + Bonus (this range is based on Colorado market data and may vary in other locations)

  • This position is eligible for company benefits including but not limited to medical, dental, and vision coverage, life and AD&D, short and long-term disability coverage, paid time off, employee assistance, participation in a 401k program that includes company match, and many other additional voluntary benefits.

  • Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.
