AMLI Residential has an opening for a Utility Analyst to join our team at our headquarters in downtown Chicago. The Utility Analyst is responsible for controlling utility expenses by managing utility rate and consumption. In addition, the candidate will be responsible for maintaining positive relationships with utilities, energy retailers, utility management companies, and other service providers. The role requires assessing new technology, controls, reports, processes, rebates, and strategies to reduce energy and water consumption. The Utility Analyst will also act as a project manager for proposals involving substantial resources requiring extensive changes in established technology, systems, concepts, and procedures.

JOB RESPONSIBILITIES:

  • Research new opportunities to reduce energy and water consumption at all properties; inspect AMLI Communities looking for energy-saving opportunities.

  • Respond to customer service issues/requests from properties and residents.

  • Act as the liaison amongst vendors, corporate departments, management teams, and property teams to ensure optimal utility management.

  • Meet energy reduction goals; assist in the creation of annual utility budgets.

  • Monitor, analyze, and report utility program effectiveness to senior management. Provide ROI documentation for each project and program developed.

  • Coordinate utility recovery programs, including working with the Legal Department to ensure regulatory compliance.

  • Develop and implement policies/procedures and training materials for various utility programs. Facilitate training for onsite staff regarding program updates and software enhancements.

  • Manage relationships with our bill payment partner and ensure data quality, billing performance, and costs are consistent with the AMLI contract and other competitive billing providers.

  • Project manage new utility-related programs; research options, compare bids, negotiate contracts, develop timetables, implement solutions, develop program performance reporting, coordinate training, and monitor program success.

  • Produce periodic reporting to Senior Management.

PROGRAMS:

Oversee operations of AMLI's Utility expense control programs

  • Create and maintain necessary property and regional reporting/processes.

  • Monitor the alerts system for potential property issues and help explain variances to the operations team.

  • Manage contracting process with the utility management company, including adding and removing properties.

  • Ensure billing and resident recovery are coordinated between the service provider, onsite teams, and accounting.

  • Spearhead all billing disputes and errors with utility providers.

  • Manage AMLI's Trash and Recycling efforts.

  • Assist with Elevator contracts and issue resolution.

Metering Systems

  • Monitor the performance of sub-metering systems.

  • Report all sub-meter repairs monthly and manage all repair efforts.

  • Project Manage any new construction meter and sub-meter install projects.

Utility Rates

  • Find opportunities for contracting utility rates and collecting marketing fees in deregulated utility locations. Analyze and report on deregulated markets where AMLI might switch, depending on cost, between gas and electric and between electric utility providers.

Sustainability Program

  • Assist the Vice President of Sustainability with Energy Star certifications and annual GRESB submissions.

  • Explore and analyze renewable energy projects when appropriate.

  • Track the performance of the existing solar portfolio.

QUALIFICATIONS:

  • Undergraduate degree and utility management-related experience.

  • Project management, Certified Energy Manager (CEM), LEED Green Associate, HERS (Home Energy Rating System), American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), American Society of Mechanical Engineers (ASME), Association of Energy Engineers (AEE) all a plus.

  • Experienced in assisting with the creation of broad-based guidance and directives for energy and water conservation.

  • Knowledgeable regarding current available technology solutions and proficient in Outlook, Power Point and Word. Advanced knowledge and experience with Excel required.

  • Operational knowledge of Building Energy Management Systems and database products a plus
