Responsible for servicing current and new accounts by coordinating and monitoring various transaction activities and will work with internal departments to manage purchase, sales and lease acquisition and disposition transactions. The Sr. Business Associate will also serve as an in-house point-of-contact for clients, brokers, and others to collect or to provide information on account transactions.
Essential Job Duties:
Coordinate with Account Manager to align transactions with the client's real estate objectives.
Collaborate with assigned business units/regions to understand and support operational requirements and expansion or contraction of the business.
Implement the transaction process to complete seamless transactions on behalf of the client and in accordance with client's processes and procedures.
Source and manage third party brokers/service providers where required.
Act as the liaison between the land lord, local broker, Account Manager and Business Unit/Regional Real Estate Director.
Assist the Account Manager in the execution of Corporate Real Estate (CRE) portfolio strategy through lease renewals, new leases, sub-leases, lease terminations and land & building purchase and sales.
Identify, select, manage, and oversee local field broker transaction execution where required.
Manage regular reporting and meet Key Performance Indicators.
Work directly with client's real estate department and interface with business units.
Prepare, review, analyze, and interpret financial analyses including GAAP and cash projections, NPV (net present value), and/or IRR (internal rate of return) to determine the financial impact and economic value of multiple transaction scenarios.
Coordinate and execute all steps surrounding transactions.
Will be directly involved in negotiating transactions for assigned business units/markets in order to facilitate transaction process.
Review and analyze highly complex financial/business analysis and reports and develop innovative solutions.
Attend selected client meetings.
Train and assist other employees in the set-up and management of accounts.
May lead project teams and/or plan and supervise assignments.
Continually stays informed of local, national and global real estate trends and innovation.
Skills, Education and Experience:
Bachelor's degree in Business Administration, Accounting, Finance or Real Estate; MBA with specialization in Real Estate or related from a top tier university
Minimum of 10 experience to include; minimum 5 years' experience in real estate and minimum of 2 years' experience in corporate services transaction management preferred
Experience with acquisition and disposition of owned and leased property
Real Estate license required
Requires in-depth knowledge of financial and real estate terms and principles
Advanced financial modeling skills using Microsoft Excel and Argus or other software
Solid understanding of legal and financial aspects of a transaction process
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical, quantitative, and project management skills. Draws upon the analysis of others and makes recommendations that have a direct impact on the company
Demonstrated client relationship management
Ability to comprehend, analyzes, and interprets the most complex business documents.
Ability to respond effectively to the most sensitive issues
Strong written skills for reports, manuals, speeches and articles using distinctive style.
Effective and persuasive presentations skills for complex topics to employees, clients, top management and/or public groups.
Ability to motivate and negotiate effectively with key employees, top management, contractors, and client groups to take desired action
Some travel may be required
