Nebraska Wesleyan University is seeking a dynamic leader as the Trades/ Maintenance Supervisor within the Physical Plant. The working supervisory position provides leadership, direction, and supervision with scheduling for all trades employees of the physical plant including areas for electrical, plumbing, carpentry, air conditioning and heating/boiler maintenance.

The Trades/ Maintenance Supervisor will assist the Director of the Physical Plant by effectively managing the operations for all maintenance areas to provide facility services based on cost efficient and effective outcomes. The incumbent will also build and maintain highly collaborative relationships on and off campus, have a working knowledge of city zoning and building code requirements, oversee maintenance of the electrical systems, heating and cooling systems, plumbing, carpentry, and general campus maintenance.

Candidates must possess strong leadership and organizational development skills and be able to align staff with a management approach that will encourage innovation, strengthen teamwork and relationship building.

Responsibilities:

  • Provide leadership and direction for trades employees to fulfill maintenance requests for routine and emergency needs.

  • Ensure campus-affiliated building systems and equipment are maintained and operated safely and adequately.

  • Coordinate or obtain outside contractors for maintenance projects as approved by the Director.

  • Assist Director by coordinating various projects on campus, including capital projects.

  • Hire, assign work, review performance, coach employees and initiate disciplinary action as needed according to university policy.

  • Conduct an on-going evaluation, training, and analysis of the emergency, routine and preventative maintenance programs.

  • Supervise and administer ongoing training and development for maintenance and trades staff.

  • Administer all operational policies and procedures for the administration of the Physical Plant.

  • Prepare reports for maintenance and operations work with emphasis on costs, effectiveness and improvement opportunities.

  • Maintain working knowledge of safety codes and regulations governing campus and advise campus administrators.

  • Interpret policy and procedures regarding maintenance, fire, safety and disaster and advise others as needed.

Qualifications:

  • Five or more years of related leadership and/or supervisory experience required.

  • Certifications or licenses in relevant trade areas preferred; educational background is a plus.

  • Demonstrated ability to build working relationships and communicate effectively within a diverse work environment.

  • Understanding of building/facility operations, safety environmental regulations and equipment related to:

  • Carpentry; construction; plumbing; and electrical, cooling, and heating systems.

  • Firing, operation, repair and installation of steam boilers and auxiliary equipment to include Pneumatic controls and components for Heating Plant.

  • Knowledge of chemicals used in custodial and trades work.

  • Must be able to use various hand tools or trade tools in multiple supervised trades.

  • Must have ability to effectively direct, supervise, coach, and review staff in power plant and HVAC operations, electrical and plumbing trades, mechanical and piping trades.

  • Must have good oral and written communication skills as well as emotional intelligence and interpersonal skills.

  • Demonstrated computer skills using a variety Microsoft Office Products including Outlook, Word, Excel and other related software for job specific tasks.

  • Ability to perform work with prolonged standing, bending, and working in cramped areas.

  • Ability to do physical work, including standing for extended periods of time, climbing, regular use of stairs and lifting up to 50 pounds on a regular basis.

  • The position also works with potentially dangerous commercial tools and equipment in installing, maintaining and repairing systems.

  • Will be required to work on-call, outside of regular hours for emergency repairs.

  • This position will require the possession of or the ability to obtain a valid driver's license.
