Responsible for examining raw title data from an abstract of title and other real property documentation and effectively determining the risks and exceptions related to the parcel or tracts being examined.
Essential Position Responsibilities:
Examine of title abstracts, Tax/Lien Certificates, Bankruptcy Cases, Trust Instruments, Judgment Indexes, Appurtenances and Commercial Real Property Title.
Prepare title findings forms based on the abstract (and other title related documents) examination and proper chronological disclosure of said findings.
Responsible for raising and disclosing appropriate title objections and exceptions.
Analyze and interpret legal descriptions, states of fact disclosed by a survey, Effect of other encumbrances such as Easements, Rights-of-Way, Boundary Line Agreements, Restrictions etc.
Resolve title issues with appropriate authorities and third party vendors.
Communicate with Service Providers and customers in support of clearing-up title defects.
Nature and Scope:
Works under general supervision.
Minimum Qualifications Required:
High School diploma with a minimum of three years' title underwriting experience.
Proficient in word-processing.
Familiar with excel spreadsheets, general computer skills, Internet navigation of sites related to real property.

Knowledge of Real Property Title Underwriting and Real Estate Terminology.
