POSITION SUMMARY
The Tenant Account Analyst is responsible for analyzing and resolving discrepancies between Landlord and tenants regarding billings of Real Estate Tax, Insurance, Common Area Maintenance and Minimum Rent.
ESSENTIAL JOB FUNCTIONS
1.Coordinates with the Lease Accounting, Property Management, Tenant Co-ordination, Legal and Leasing teams to collect relevant information and determine appropriate responses to billing disputes.
2.Reviews initial dispute correspondence and communicates with the department supervisor to ensure updates are reflected on the scorecard with both initial issues and conclusions of disputes.
3.Establishes and maintains relationships with tenants and works to resolve disputes as well as open balances on accounts. Prepares correspondence and documentation in accordance with established policies and procedures to notify tenant of the Company's position on specific disputed issues.
4.Analyzes delinquent accounts and works with Litigation Counsel as necessary to interpret leases and determine appropriate courses of action.
5.Communicates via collection notes and recovery notes the findings of dispute resolutions.
6.Weekly rotation in the Tenant Services capacity which is comprised of responding to emails from tenants seeking information on their account balances or general billing questions, shopping center maintenance questions, etc.
7.Supports the Collection team with the interpretation of lease language, including difficult accounting transactions.
8.Maintains a professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks.

1.Assumes additional responsibilities and performs special projects as needed or directed.
REQUIRED QUALIFICATIONS
Education, Training and/or Experience
Associate degree in accounting or minimum three years' experience in related field, or equivalent combination of education and experience. Proficient with basic Excel spreadsheets and Microsoft Word or other word processing and spreadsheet software.
Knowledge, Skills, Abilities and Personal Characteristics
1.Developed knowledge of real estate leasing and leasing terminology, including the ability to interpret standard lease clauses

9.Computer skills; Proficient with Microsoft Word and Excel
PREFERRED QUALIFICATIONS
Associate degree in a related field with experience in commercial disputes, resolutions or lease billing, including the ability to read and interpret tenant leases and/or legal documents/contracts. Proficient in basic Excel spreadsheets and Microsoft Word.
PHYSICAL DEMANDS
Nature of work requires an ability to effectively communicate and exchange information, collect, compile and prepare work documents electronically and operate standard business office equipment.
WORKING CONDITIONS
Hybrid schedule with work performed in a general office environment 3 days a week (Tuesday and Wednesday required), and the option to work from home up to 2 days a week. May require extended hours during peak periods.
