Job Title Technician, I, HVAC Job Description
Responsible for reliability of HVAC systems through effective and timely performance of quality maintenance and repair services. Performs basic troubleshooting and maintenance on large commercial/industrial HVAC systems up to 500 tons.
Mid Salary $49,143.12 - We offer a competitive salary package that will be determined based on the candidate's experience level and qualifications related to the job. Compensation will be commensurate with your level of experience. Duties/Functions
Performs basic troubleshooting, repairs, and maintenance on all mechanical, electrical, and control components of commercial/industrial HVAC systems, such as boilers, cooling towers, roof top units, split DX systems, large chillers and heat pump units up to 500 tons for all campuses.
Repairs and assists with the installation of conduits, ducts, centrifugal chillers, small air conditioning units, refrigerators, hot water and steam boilers, heat pumps, electrical baseboard heaters, and similar equipment.
Performs annual start up and shut down procedures for HVAC units.
Assists work with in-house and contractor personnel on projects related to HVAC and fire protection systems.
Ensures all required HVAC maintenance documentation is accurate, complete, and submitted in timely manner.
Adheres to established work schedules.
Completes assignments in a professional, safe and timely manner.
Demonstrates and models the College's employability skills: adaptability, communication, information processing, problem solving, responsibility and teamwork.
Perform all duties as assigned by supervisor.
Participates in job related enrichment seminars, workshops, and attends in-service training.
Difficult Challenges
While conducting routine assignments, observing and analyzing unusual or abnormal operating conditions, sounds, vibrations, etc.; determining cause(s) based on experience & training level; and where appropriate taking corrective action, or reporting issue to CMMS Tech for further investigation/work by a HVAC Tech II.
Guiding routine PM service work by Water Treatment; Fire Sprinkler; Generator/Fire Pump service contractors, etc.
Contacts
Daily: CMMS Tech regarding receiving/completing/closing work orders
Several times a week: HVAC Tech II regarding assisting as needed with higher level PM/repair work
Monthly: supervisor regarding receiving intermediate/advanced training on HVAC systems
Monthly: PM service contractors regarding scheduling preventive maintenance work activities
Quarterly: Campus Police regarding requesting fire alarm systems be put into "Test" mode during PM work by sprinkler/generator contractors
Education Required
Education Preferred
Possession of a Universal CFC Certificate
Possession of a North Carolina CDL class A license
Experience Required
Experience in basic maintenance and repair of large commercial/industrial air conditioning equipment, including centrifugal chillers, BAS controls and air handling units.
Experience in basic maintenance and repair of hot water boilers.
Experience in basic repair and maintenance of air compressors.
Experience Preferred KSA Required
Ability to establish and maintain good working relationships with co-workers, faculty, staff, students and the general public.
Ability to understand blueprints, schematics/diagrams, and CAD drawings.
Skill in the operation of passenger cars, light trucks and vans.
Ability to lift and carry heavy bulky objects up to fifty pounds.
Ability to work well independently and exercise sound judgment in prioritizing tasks in a changing environment.

Upon employment and within first 30 days of hire, must complete the following college HR training matrix but not limited to: Discrimination & Anti-Harassment; Personal Information Protection (PIP); Ethics, and "Shooter on Campus." Annual refreshers are required thereafter.
Acceptable background and credit checks required due to the nature of the job.
Ability to operate a motor vehicle including the possession of a valid North Carolina driver's license accompanied by an acceptable driving record.
Must be able to report to work during non-scheduled hours in the event of emergency call back, inclement weather events, etc.
Ability to work evening and weekend work hours as determined by the college.
Must be prepared to immediately serve as part of the emergency response team.
Physical Demands
Work requires climbing, crawling, or working in awkward or cramped positions.
Work requires carrying objects or loads that weigh between 20 and 50 pounds.
Frequent (30% - 70%) exposure to hazardous chemicals, filth, fumes, adverse weather, or personal health and safety risks.
