ABOUT THE JOB (JOB BRIEF)

  • Under the direction of the department manager, the person in this position is responsible for acting in the most timely, efficient and responsible manner to protect the interest of the investors pursuant to the mortgages serviced for them. The duties specifically relate to all property tax matters. (There can be serious and substantial losses incurred by either the investor or KeyBank if tax penalties are assessed by taxing authorities due to incorrect or untimely payment of property taxes.) This is accomplished within the parameters of individual investor guides, Pooling and Servicing Agreements, applicable law and the mortgage documents.

ESSENTIAL JOB FUNCTIONS

For Your Assigned Portfolio

  • Review, analyze and interpret all types of property taxes for commercial loans to ensure compliance with the loan documents, investor requirements and internal policies and procedures.

  • Correspond, either verbally or in writing, as necessary with borrowers, account managers, tax service and taxing authorities to resolve any issues or discrepancies related to property taxes.

  • Process weekly uploads of tax information from our tax service.

  • Manage and ensure the data contained in the servicing system is updated to reflect the current status regarding tax payment due dates and amounts.

  • Monitor and manage the disbursement of payment of all property taxes for the commercial mortgage loans for which there are escrow funds being held.

  • Monitor and collect the necessary documentation to determine that all non-escrowed loans have paid all property taxes.

  • Administer all customer inquiries and requests that relate to property taxes.

  • Assist with servicing acquisition related tasks.

  • Assist the department manager with other duties as assigned.

  • Act as resources to other department members and internal/external customers.

  • Review loan documents to gain an understanding of all aspects of the loan.

  • Input and/or audit all data that is required to the servicing system as it relates to the loans.

  • Monitor and take action necessary to collect of all escrow shortage payments required under the loan documents.

REQUIRED QUALIFICATIONS

  • Excellent verbal and written communication skills, as well as a high degree of analytical ability.

  • Knowledge and understanding of commercial property taxes.

  • Excellent organizational skills, efficiently handling multiple tasks and deadlines.

  • Ability to work in a team environment and motivate others.

  • Ability to be flexible and manage change.

PREFERRED QUALIFICATIONS

  • Experience in commercial loan servicing and interpretation of loan documents.

  • Preferred four-year college degree and/or three years commercial property tax experience.

  • Experience with McCracken/Strategy loan servicing system.

  • Efficient in the use of word processing and spreadsheet software, such as Word and Excel.

  • Analyze issues and seek to improve and simplify work processes.

  • Strong interpersonal skills and professional conduct.

  • Standard office equipment (phone, fax, copier, calculator)
