Work Schedule: 7:00 AM to 3:30 PM

Summary:

The Supervisor of Facilities reports to the Facilities Manager. Directs and supervises the mechanical shop staff and maintenance of mechanical equipment. Ensures scheduled and corrective maintenance work orders are completed in a timely manner. Ensures that staff have supplies and training to complete maintenance. Schedules work and staff work schedules. Works with staff on completing job action sheets. Conducts evaluations of staff. This position assumes responsibility and accountability for ensuring that the core business functions, and safety of the Mechanical staff work safely and with a high degree of customer satisfaction.

Responsibilities:

MAJOR DUTIES AND RESPONSIBILITIES

  • Responsible for safety: Supports and facilitate open and non-punitive communication between healthcare workers, patients and families regarding clinical and environmental safety on their unit and when interfacing with other units, groups and individuals.

  • Maintains excellence in customer services through measurement and improvement action plans and ensures the efficient and effective operations of processes in the delivery of service/care for areas of responsibility.

  • Assists Facilities Manager with creating a budget for the mechanical team.

  • Monitors compliance with legal and accrediting requirements related to areas of responsibility functions and services

  • Recognizes staff and others for contributions.

  • Commits to assist in achieving Equal Employment Opportunity and Affirmative Action goals.

  • Conducts ongoing high, middle, and low performer conversations with direct reports including appropriate follow up. Holds direct reports accountable for same with subordinate leaders and staff.

  • Creates a self-development plan to improve leader skills, competence, and outcomes.

  • Safety programs Lock Out/ Tag Out, Confined Space Entry, Fall Protection.

  • PM program and Joint Commission required Utility Systems Management Plan.

  • Supervises the staff operating and maintenance of the following: Various steam and heating equipment. Installing and removing window A/C units. Building and installing equipment using material such as wood, plastics, glass, metal, masonry and masonry units, but not limited to these materials. Office furniture repair, roof repairs as required, conducting fire drills. Med gas operation and repair. Tube system operation and repair. First pass clinical, IT, and HVAC.

  • Creates SOPS and creates Job Action Sheets for job tasks.

  • Maintains the mechanical shop budget.

  • Ensures that staff enter work time in TMS and use the proper problem code.

  • Ensures that parts for repairs are being ordered timely and spares maintained to the appropriate level.

  • Supervises the mechanical staff's completion of periodic maintenance in the month assigned.

  • Must be able to perform scheduled tasks on "off" shifts.

Other Information:

  • State of Maine license in one of the following Master Plumber, Master Electrician, Master Oil Burner man, or Fire Sprinkler Inspector preferred.

  • Ability to complete work using computer systems.

Education

  • Required High School Diploma/General Educational Development (GED)

  • Four years of experience with supervising facility maintenance is required

  • Associate's degree preferred.
