POSITION TITLE: Supervisor of Janitors (2nd shift)

GENERAL STATEMENT OF DUTIES AND RESPONSIBILITIES:
Incumbents of positions in this series supervise personnel engaged in the cleaning and maintenance of University buildings and grounds; provide support services such as trash and waste removal, supplies and equipment delivery and transportation for goods and equipment; monitor the use and maintenance of vehicles, equipment and tools; and perform related duties as required. The basic purpose of this work is to monitor and ensure the cleaning and maintenance of buildings at the University of Massachusetts. Incumbents of positions in this series supervise personnel engaged in the cleaning and maintenance of University buildings and grounds; provide support services such as trash and waste removal, supplies and equipment delivery and transportation for goods and equipment; monitor the use and maintenance of vehicles, equipment and tools; and perform related duties as required.
The basic purpose of this work is to monitor and ensure the cleaning and maintenance of buildings at the University of Massachusetts.

Incumbents of positions at this level receive general supervision from an employee of higher grade who provides broad policy guidance, assigns work and reviews performance for effectiveness and adherence to policy and procedures.
DIRECT REPORTING STAFF:
Incumbents of positions at this level exercise direct supervision (i.e., not through an intermediate level supervisor) over 1-5 maintenance personnel and indirect supervision (i.e. through an intermediate level supervisor) over 20-30 maintenance and service personnel. DETAILED STATEMENT OF DUTIES AND RESPONSIBILITIES:
1.Supervises janitorial personnel engaged in cleaning and maintenance of University buildings; and inspects buildings to ensure efficient utilization of labor and materials and compliance with work standards.
2.Prepares work standards and work schedules to maintain an efficient and effective cleaning program; trains employees in cleaning methods and technical tasks by lecture, demonstrations and on-the-job training to maintain a knowledgeable and effective work force.
3.Maintains records, including those for attendance, maintenance, supply and inventory by updating reports regularly to provide accurate and timely building operation data.
4.Conducts test of new materials and equipment used in building services and custodial work; prepares reports of test results; recommends purchase of appropriate materials and equipment to maintain high standards of service.
5.Employees shall be called and asked to report to work on a rotational as needed basis for emergency coverage on nights, weekends and holidays.
QUALIFICATIONS REQUIRED AT HIRE:
1.Knowledge of cleaning equipment, materials and methods used in custodial maintenance of buildings and
facilities.
2.Knowledge of the principles, practices and techniques of supervision.
3.Knowledge of the proper uses of cleaning supplies and materials.
4.Ability to maintain accurate records.
5.Ability to read, understand, apply and explain laws, rules, regulations, policies, procedures, guidelines and
specifications governing assigned agency activities.
6.Ability to understand and apply agency procedures and guidelines governing the purchase of supplies and
equipment.
7.Ability to plan, assign and coordinate the activities of others.
8.Ability to plan training or instruction.
9.Ability to conduct training or instruction.
Ability to give precise and understandable oral instructions.
Ability to give precise and understandable written instructions.
Ability to read and interpret documents such as equipment operating manuals, specifications,
layouts, maps, building plans, etc.
Ability to prepare general reports.
Ability to adjust to changing situations to meet emergency or changing production requirements.
Ability to exercise sound judgment.
QUALIFICATIONS ACQUIRED ON JOB:
1.Knowledge of laws, rules, regulations, policies, procedures, guidelines and specifications governing assigned
agency activities.
2.Knowledge of safety practices followed in building custodial work.
3.Knowledge of the state procedures governing the purchasing and requisitioning of supplies and equipment.
4.Knowledge of the types and uses of agency forms.
MINIMUM ENTRANCE REQUIREMENTS:
Applicants must have at least (A) two years of full-time, or equivalent part-time, experience in janitorial or building custodial work and (B) at least one year of which must have been in a supervisory capacity.
