Description

Functional Expertise:

  • Oversees construction of underground gas utility infrastructure for residential, commercial, and industrial properties.

  • Drives field decision-making and coordinates with centralized scheduling, internal and/or external service providers and support departments (environmental and real estate) and external agencies to ensure that work is performed as planned, permitted and scheduled.

  • Orders materials and tools needed to properly execute field work.

  • Inspects Construction (safety, compliance, quality, locates and restoration).

  • Reviews and approves work orders, progress reports, field changes, invoices, as-built records and bid contracts to ensure compliance and company standards and policies.

  • Appraises Engineering, new business, regional and other applicable stakeholders on project progress.

  • Monitors project specific budget and/or cost per unit variances and identifies exceptions/variances and appropriate corrective actions.

  • Responds to emergency situations in a specific region during after hours (duty supervisor)

Business Acumen:

  • Provides vision and direction for direct internal crew reports within a functional or regional arena of responsibility.

  • Evaluates and recommends field design changes to optimize project investment and spend.

  • Prepares and monitors monthly and annual capital and operating expense budgets and implements cost control within a functional and/or geographic area.

Engagement:

  • Responsible for enhancing productivity of direct reports through training, motivation and performance coaching.

  • Interprets pipeline contracts to effectively leverage and negotiate the application of contractual items with external service providers.

  • Maintains customer satisfaction through timely and thorough communication with individual customers, municipalities and other governmental agencies at pre-con meetings and throughout the project (such as state DOTS, Counties, etc).

  • Instills corporate values and personal responsibility into field reports.

  • Influences external contractors who represent the company by shadowing corporate values.

Driving Results:

  • Oversees employees who construct gas utility infrastructure.

  • Establishes and monitors work goals and objectives. Measures employee performance and sets safety, quality and productivity metrics.

  • Creates and/or implements improved processes and techniques to enhance operating environments.

Education, Certifications/Licenses:

Required:

  • Valid Driver's License

  • BA/BS Degree OR 3 years experience in construction and/or distribution operations in a gas utility, pipeline transmission, or other energy/utility related field.

Related Work Experience:

Preferred:

  • 2 years of supervisory/management experience

  • Applicant may possess a combination of equivalent education and work experience.

Specific Skills& Knowledge:

Required:

  • Geographic Information System (GIS) or comparable systemintermediate proficiency

  • PeopleSoft Financials intermediate proficiency

  • MS Excel, Word and Access intermediate proficiency

  • Strong project management skills

Working Conditions/Physical

Requirements:
  • Walking construction sites and excessive driving up to four (4) hours at a time

  • Potential for occasional overnight travel

  • On-call as needed

VIEW JOBS 3/5/2019 12:00:00 AM 2019-06-03T00:00 SUMMARY Primary responsibilities include the hands-on maintenance of the property, including overall inspection, repair, and general maintenance of market-ready apartments and other interior/exterior areas. Acts as a "team leader" among the general maintenance staff; delegating, supervising and directing the work of the department. JOB DUTIES Ø Prepares or assists in preparing all market-ready apartments in regards to painting, carpet cleaning, general repairs, housekeeping, etc. Efficiently and effectively schedules subordinates, assuring that work orders and make readys are completed correctly in a timely manner. Ø Monitors the maintenance and up-keep of all mechanical equipment on the property including, but not limited to, water heaters, HVAC units, etc. and performs various preventative maintenance functions and records findings in maintenance log. Ø Completes regular property inspections. Ø Responds to resident services requests and concerns in a timely manner. Ø Performs on-call emergency service as required. Ø Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable). Ø Works along with maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris. Ø Keep accurate inventory of all maintenance and cleaning supplies and reorder as needed from approved vendors. Ø Keep record of all chemicals and their antidotes in an obvious or conspicuous place. Ø Possess working knowledge of OSHA and safety rules and regulations pertaining to property management and abide by same. Ø Assist property manager whenever or wherever possible including, but not limited to, annual apartment inspections, check-ins and check-outs, checking all grounds and common areas. Ø Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs and conspicuous posting of a map of same. Ø Make sure storage area entrances are locked and have adequate lighting. Ø Perform regular inspections of all units, buildings and common areas and see that repairs, gardening, clean up are done and all outside lights in hallways and common areas are replaced. Ø Represents the company in a professional manner at all times. ADMINISTRATIVE/LEADERSHIP FUNCTIONS: Ø As team leader, responsible for training and supervision of property maintenance staff. Is typically involved with Property Manager in hiring, interviews, training, and performance reviews of maintenance staff. Ø Ensures safe work practices are being followed by all maintenance staff. Ø Ensures that maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner. Ø Understands and complies with Fair Housing laws and standards. Ø Maintains open communication with Property Manager and other staff. SKILLS, EXPERIENCE, EDUCATION Ø Requires skill and knowledge equivalent to a high school diploma. Ø Trade school and/or military training a plus. Ø Must have two to four years experience doing apartment or home repairs or maintenance. Ø Trade skills including but not limited to plumbing, electrical, drywall, painting, cabinetry, carpeting, pools, appliance repair. Ø Must have approved EPA and HVAC Certification required. Ø Must have knowledge of OSHA safety rules and regulations. Ø Must have management skills. Ø Bilingual – Spanish is a plus. Ø Excellent customer service skills. Ø Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings and holidays.
