Job Summary

The Maintenance Supervisor oversees and maintains the physical school plant, including the care and upkeep of buildings, equipment, and grounds. The Maintenance Supervisor plans, schedules, and directs the activities of custodial and maintenance staff. The Maintenance Supervisor will also be required to participate directly in the maintenance as needed to ensure high quality buildings and facilities.

Supervisor: Building Principal

Works under the general supervision of the Principal, who outlines general policies, assigns duties and reviews work for conformance with required standards. Works with considerable independence, establishing priorities within work assignments.

Compensation: Salary range $75,000 - $85,000

Essential Duties and Responsibilities: Include, but are not limited to, the following:

  • Supervise and direct all building custodial and maintenance staff, including development of work schedules and work assignments;

  • In collaboration with building principal, evaluate building and facility needs, prioritizes projects and repairs, and coordinates hiring and oversight of outside contractors.

  • Collaborate with building principal to plan, implement and coordinate regular preventative maintenance programs;

  • Estimate cost of projects, including repairs, in terms of labor, material, and overhead;

  • Coordinates, supervises, and participates in grounds and field maintenance;

  • Provides in-service training for maintenance, custodial, and grounds personnel on new equipment, work methods, and as needed;

  • Enforces safety regulations to all workers through example, safety training, and evaluation;

  • In collaboration with building principal, evaluate custodial and maintenance staff;

  • Records, monitors, and projects oil and electricity consumption and evaluates systems for potential efficiencies or changes when needed;

  • Maintains preventative maintenance programs for all systems, controls, and equipment;

  • Responds to all building emergencies (i.e. all alarms, fire, security, power failures, boiler issues, etc.)

  • Establishes and maintains procedures for inspecting facility when it is not in use;

  • Drafts bid proposals in accordance with BOE policy and under the direction of the building principal and finance director;

  • Confers with building principal on grievances and collective bargaining issues;

  • May be required to be on 24 hour call;

  • Other duties and responsibilities as assigned.

Knowledge, Skills and Abilities:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Minimum Qualifications and Experience Required:

Five years experience in building and facilities management preferred, including the supervision of custodial and maintenance staff. Strong managerial and leadership skills required.

Stated Qualifications, Knowledge, Skills and Abilities

Should have knowledge of existing Federal and State rules and regulations regarding, but not limited to, OSHA, Asbestos, Water Monitoring, Fire and Life Safety Codes. Must be trained, or willing to be trained (22 hours), as the Designated Asbestos Person and remover and disposer of small amounts of asbestos. Considerable knowledge of methods and practices in the care and upkeep of buildings, equipment and grounds; considerable knowledge of equipment, materials and supplies used in building repair, maintenance and custodial operations; ability to plan, schedule and direct the activities of staff of custodial and maintenance employees; ability to red and interpret plans, blueprints and specifications; ability to establish and maintain cooperative relationships with all those involved; management ability, including budgeting, requisitioning of supplies and inventory; ability to communicate effectively and harmoniously with people.
