Seeking a high level Superintendent / Project Manager to build high end residential homes for a Architectural firm (and GC)!
What You Will Be Doing
Managing the day to day responsibilities of an active construction site.
Reading and interpreting detailed construction documents and specifications.
Communicating with project architect, clients, and subcontractors through sketches, spreadsheets, diagrams, and memos.
Estimating job costs based on drawings and specifications.
Bidding out jobs to subcontractors.
Maintaining project schedules, including updating Gantt chart during construction
Scheduling and supervision of subcontractors.
Scheduling and follow through with vendors.
Scheduling and follow up with Engineers, Deputy Inspectors, and Building Inspectors.
Drafting and managing subcontracts, purchase orders, and change orders.
Developing and maintaining detailed budgets and schedule of values.
Creating daily construction reports and distributing to project architect and clients
Developing and maintaining RFI's / RFP's and corresponding logs.
Managing project budget in correspondence with project team.
What You Need for this Position
Minimum 6 + years experience in Commercial or High-End Residential Construction, with a minimum of 3 years experience in High End Residential Construction.
Experience in complex hillside construction is preferred but not required.
Passion for high-end residential architecture and construction
Strong leadership and communication skills
Experience working in a fast paced, demanding environment
Highly developed analytical and organizational skills
Ability to adapt to unforeseen conditions and propose viable solutions to issues that arise
Experience in coordinating, managing, and supervising many different trades
Strong computer skills with experience in Smartsheet, Bluebeam, and Microsoft Office 365.
Software experience in AutoCAD, Revit and Adobe Creative Suite preferred but not required.
Basic physical construction skills with experience in carpentry and custom fabrication
Degree in Architecture or Construction Management preferred but not required.
