Berks Homes is currently hiring a Superintendent I in our South Central Region. Under the direction of the Superintendent II or III, the Superintendent I is responsible for supporting all facets of the homebuilding process.
Essential Functions
Responsible for completing home per plans specification and applicable building codes
Assists with performing pre-construction site evaluations
Maintains highest level of quality during construction
Assists Superintendent with trade partners to ensure homes remain on schedule and within budget
Ensures Trade Partners are in compliance with scopes of work during all phases of construction
Assists with all customer meetings; pre-construction meeting, predrywall/electrical walk through, homeowner orientation and zero defect
Performs regular quality inspections of finished spec homes and maintain as required
Provides feedback to Purchasing, Warranty and Drafting Departments to correct plans and purchase order deficiencies to eliminate VPO's and service requests
Assists with completion of Homeowner Orientation list prior to settlement
Ensures strong focus on maintaining community appearance
Ensures job sites are kept clean and free of construction debris and ready for each Trade Partner
Safeguards job sites for inclement weather
Communicates safety issues to the Superintendent and General Manager
Meets with the Superintendent weekly to review job status
Participates in production meetings
Participates in Homeowner Emergency On-Call rotation
Supports Warranty Department as needed
Performs minor cleanup, repair, and punch list items as needed
Other duties as assigned
High School Diploma/GED required
Associates or Bachelors in Construction Management or related degree preferred
General construction knowledge/experience required
Desire to lead and direct others required
Proactive approach to problem solving required
Capacity to perform in a busy, changing, multi-tasking work environment required
Aptitude to prioritize tasks and to manage time efficiently required
Excellent customer service skills required
Excellent communication skills, written and verbal required
Proficiency in Microsoft Office including Word, Excel and Outlook required
Valid, current driver's license required
Working Conditions
Primarily outdoor setting in all weather conditions.
The expected work hours are to report at a consistently scheduled time and is seldom absent. This position requires later hours, which may include evenings and weekends to cater to the workload.
Requires the ability to work at and/or travel to various sites/communities on a daily basis and to transport tools and materials as required.
Physical Requirements
Frequently requires the ability to lift up to 50 lbs., bend, squat, kneel, stand, walk, reach, pull, push, twist, climb and to sit for extended periods of time and in different climates.
Frequently, you must be able to read and comprehend, write effectively and professionally, perform minor calculations, orally communicate with all levels within the organization, reason and analyze data.
The main equipment/machinery used is the computer, telephone, and occasionally a variety of hand tools.
