The Alan Group, Inc. are seeking a Superintendent with Commercial Construction experience. The Superintendent's role is to provide supervision for the complete aily operation of the project. They are responsible for interfacing with owners, architects, the city and subcontractors from construction commencement thru turnover and closeout, by ensuring their contracts are fulfilled on schedule, in accordance with plans and specifications, while ensuring a quality product for the owner.
The Superintendent is accountable for the processing of all paperwork necessary to complete day to day operations and keep the project moving forward quickly and efficiently.
Orchestrate a plan from the beginning of construction to completion of the project, including accurately projecting construction activities for scheduling.
Coordinate and Sequence contractors' work to minimize interference between various contractors on the project.
Direct, coordinate, and facilitate meetings for owners, subcontractors, architects, and local authorities.
Maintain communication with subcontractors and coordinate daily activities.
Coordinate scheduling of testing consultants and municipal inspections for construction activities and monitor the accuracy and timeliness of test reporting.
Observe and interface with contractors or trades to monitor work performance and productivity of trades.
Enforce compliance with project schedule.
Ensure project rules and procedures are maintained.
Enforce contractors responsibilities and scope of work.
Oversee creation and completion of punch list process.
Assist with obtaining owner acceptance of the project.
Facilitate Mechanical/Electrical overhead coordination.
Verify that products are being installed onsite.
Run weekly subcontractor coordination meetings.
Actively manage & maintain safety on the site. Including but not limited to, tool box discussions, completing safety check lists and continuous observation for
safe work practices.
Planning, Document Control & Cost Management
Develop site logistics plans for entire project with assistance to maximize productivity and minimize impacts to building occupants.
Submissions of drawings to city and state agencies and inspection process.
Assist Engineer with RFI review requests for information, including resolution of issues involving multiple trades.
Coordinate project changes with trades and contractors.
Assist with review of submittals and shop drawings.
Prepare detailed and timely daily reports. Incorporate/review subcontractors daily reports for issues, coordination and claim avoidance.
Identify contractor changes to purchase scope.
Review contractor quotations for changes
Desired Experience & Skills
5 or more years experience in the construction industry with managerial experience
BS Degree in Construction Management or equivalent experience
OSHA Training, First Aid/CPR Training
Able to visualize project through completion
Knowledge of what it takes to obtain agency acceptance, including required inspections and order of approvals.
Knowledge of corporate and OSHA safety policies and emergency procedures.
Ability to read drawings and specifications, with an understanding of architectural, mechanical, and electrical drawings and how to find information.
Able to expedite change orders
Ability to negotiate issues with contractors.
Ability to accurately communicate issues, schedule and process to the Architect/Engineer and Owner.
