Brief Description:

This position serves to perform all maintenance, and repair work (major and routine), using plumbing, electrical, HVAC, and general maintenance skills to ensure proper operation of resident halls, some dining and supportive auxiliary buildings. This position assists in other Auxiliary campus buildings as needed. Position will provide good customer service to students, faculty, staff and external customers. This position supports campus sustainable principles and practices. Employee strives to improve operational performance by evaluating decisions using the sustainability "lens". As essential personnel this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies if needed / required.

Your key responsibilities include:

Candidates must understand, and comply with the following:

  • Pre-employment physical required (must be able to push, pull, lift, carry up to 100 lbs occasionally) & must successfully pass drug screen.

  • Work Schedule will be an 8 hour shift between the hours of Mon-Fri, 10:00am - 6:30pm.

  • Essential Personnel: Provide services that relate directly to the health, safety and welfare of the campus, ensure continuity of key operations, and maintain and protect campus properties. Responds to emergencies on campus related to loss of power, fire flooding, HVAC breakdowns or safety and security actions. Participates in seasonal snow removal and ice mitigation using hand and motorized devices.

Structural Maintenance:

General Maintenance both in preparation for occupancy and general maintenance during occupancy, tasks include: Inspects, analyzes, repairs and / or replaces, cleans, adjusts and troubleshoots based on room/resident hall conditions. Regular paint touch-up, carpentry to include any/all furniture in the Housing Village lounges and resident rooms, assist with office, lounge, and resident room moves, assist with key core, cutting keys, and assists custodial staff as requested. Responds to emergency calls and is on call as assigned.

Preventative/predictive maintenance of all residence halls, dining, and non-housing auxiliary buildings as needed; Performs routine scheduled maintenance tasks meeting department objectives on various systems including; checking, adjusting and repair of architectural systems in the residential rooms and suites. Enters, documents, prioritizes, and completes work orders in a timely manner. Drives department vehicles and uses appropriate equipment to support these activities. Conducts work in a safe manner.

  • Prioritize daily assignments so that work can be implemented in a decisive and timely fashion.

  • Diagnose problems with Housing (as needed auxiliary buildings), fixtures and equipment, determine repair / parts requirements.

  • Repair all security devices including key swipes, key cores, and keys.

  • Submit and fill out work requests / work orders on a daily basis. Review requests that need clarification, contact customer for additional information.

  • During after hours call-ins decisions about directing a minor fix over the phone or for the need to return to campus to facilitate the repairs.

  • Effectively responds to and communicates with customer's using the WebTMA work request / work order system or housing e mail system, phone, campus email and face-to-face methods.

Maintenance Reports:

Prepares special and routine reports through personal inspection, maintenance schedules, reading and evaluating blueprints, technical reports, specifications and diagrams, code requirements and provide maintenance reports to their supervisor and/or the Director Auxiliary Operations. Recommends process improvements and / or equipment recommendations for more efficient operation. Schedule and coordinates most efficient and / or productive means of completing the task at hand.

  • By observation and inspection determines if equipment is operating w/in established parameters.

  • Determines if an off-schedule reports needs to be issued based on observed and established parameters.

Equipment Maintenance:

Maintain, repair, adjust, or replaces all mechanical/electrical systems related to the housing and residential dining facilities (auxiliary buildings as needed): items included are hot water heaters; smoke detectors; disposals; HVAC units; heat pumps; furnaces; plumbing fixtures and lines; electrical systems, switches, circuit breakers, outlets, and light fixtures; and air conditioning equipment and lines. Documents and records system equipment information for data records within the WebTMA work request / work order system. Preventative/predictive maintenance of mechanical, electrical, HVAC, and plumbing equipment as assigned. Performs routine scheduled maintenance tasks meeting department objectives on various systems including; checking, adjusting and repair of mechanical, electrical, HVAC and plumbing systems. Proactively inspects mechanical rooms, residential spaces, bathrooms, and other rooms equipped with mechanical, media and plumbing equipment and determines that all systems are in proper working condition; also assesses areas for potential freeze hazards. Respond to work orders initiated by housing staff or residents. Position may be involved with emergency service repairs, during work hours and after hours. Position may include working with the responding service provider or housing staff personnel over the telephone as well as providing assistance at the work site. Diagnoses breakdowns in equipment and devises a plan for correcting problems. Request parts for repair and replacement. Monitor, operate, and maintains Building Automation Systems (BAS), (Setpoint/ICS), to optimize occupant comfort, reduce potential for freeze ups during inclement weather, reduce energy consumption, and monitors building and equipment alarms responding accordingly.

  • Inspect assigned buildings, mechanical rooms, pumps, boilers, and other mechanical devices determining repair schedule and occupant impact.

  • As equipment is reported as down decisions are made to either repair or replace.

  • Determines the best repair process to effect repairs and get the unit back on-line as efficiently and cost effectively as possible.

Other duties as Assigned:

  • Help manage (job response) work orders in an efficient manner.

  • How to most effectively assist other departments in job tasks.

Professional Development:

Minimum Requirements:

  • Four years or more experience in an occupational field related to the work assigned to the position. (Appropriate education or successful completion of a formalized apprenticeship program will substitute for the required experience on a year-for-year basis.)

  • Valid Driver's License.

Preferred Requirements:

  • Conferred Associate's Degree in Trades related field (from an accredited program).

  • Five years or more experience in the structural trades field (preferably working in a higher education/institutional environment).

  • 1 year or more experience in an Essential Personnel role.

  • Certified Professional Locksmith (CPL) by Associated Locksmiths of America.

  • HVAC Certifications.
