A. Management of the FMC Structural Department
1.Plan and direct the activities of the Structural/ Painting Shop personnel in the performance of a variety of operations and maintenance of building envelopes, roofs, classrooms, offices, sidewalks, and student rooms; schedule, coordinate, prioritize and monitor activities / projects.
2.Assign daily work using the Total Maintenance Authority computerized maintenance program; enter and retrieve data; print work orders; monitor employee performance; determine status of work orders.
3.Provide technical support and job instruction to maintenance staff and craft workers in analyzing technical problems.
4.Review construction plans, specifications or blueprints; present written comments on the structural and security systems; estimate costs and / or project expenses.
5.Supervise, plan, coordinate and review the installation and coordination of the campus key system; determine appropriate door hardware (locks, closures, automatic operators, etc.).
6.Inspect building systems and effectively recommend repair or replacement of roof systems, concrete and masonry; determine and prepare coordinate long range maintenance and repair with the Department of State Facilities Representative.
7.Identify sources of asbestos containing materials; coordinate and supervise asbestos abatement; maintain supervisor certification.
8.Direct and schedule planned and preventive maintenance work.
9.Communicate with department heads, faculty, students and staff in advance of interruptions involving replacement or repair activities.
10. Perform building inspections to insure maintenance standards Dept of Commerce, fire/safety, building standards, ADA, etc.; identify and locate possible problems, causes or issues.
11. Investigate and respond to building occupant complaints.

B. Campus wide Building Maintenance Program
1.Conduct meetings to develop and propose maintenance activities and schedules suitable for each area and task.
2.Coordinate and schedule remodeling and / or maintenance projects with outside vendors and contractors; review and inspect work for completion; authorize payment.
3.Work with campus departments to implement construction, remodel and repair needs; setup on-going inspection and quality control monitoring program and procedures.
4.Consult with the Department of State Facilities Engineers on various issues and projects (e.g. replacement, repair of roof systems, key and lock systems).
5.Develop short and long range plans for the repair and replacement of building structural systems (e.g. building envelope, roofs, masonry, doors & windows, closures). Develop and maintain preventive and predictive maintenance programs for campus structural systems using TMA ; determine project priorities, funding levels, schedule work with staff or private contractors.
6.Record, update and file room paint schedules, hardware and equipment records for all campus buildings.
7.Review, update and keep current building blue prints, specifications, shop drawings, finish schedules and manufacturer equipment specifications.
8.Review completed projects for budget, estimate and specification compliance.

C. Budget and Purchasing
1.Review and monitor the Structural department budget to determine purchasing levels; project implementation; maintain records / expenditures; prepare related reports.
2.Develop and review bid specifications for contractual services and supplies; determine and develop material lists; obtain price quotes from vendors.
3.Determine source of supply, prepare and initiate purchase requests; record supplies and services ordered.
4.Procure services and supplies utilizing State purchasing guidelines and contracts.
5.Estimate time schedules, material costs, and labor costs for jobs, projects, etc.
6.Order, receive and inspect parts and equipment; schedule delivery of equipment/material.

D. Personnel Management
1.Conduct on-site inspections to evaluate work processes, review quality and quantity of work; ensure compliance with health and safety standards, building codes and state construction standards.
2.Resolve work related complaints, participate in formal grievance meetings.
3.Initiate and train employees through on-the-job training programs (e.g. roof inspections)
4.Interpret work rules, contractual agreements, policies and procedures; investigate work rule violations; administer discipline - verbal and written reprimands.
5.Prepare formal performance evaluations using MS Word and discuss evaluations with employee
6.Maintain records and monitor staff work hours and leave accounting.
7.Participate in employment interviews and effectively recommend hiring.
8.Designate individuals for emergency calls and off duty call backs.
9.Provide back-up support to other Buildings & Grounds Superintendent.

E. Workplace Health and Safety
1.Report / document unsafe acts and conditions.
2.Review workplace health and safety expectations with employees.
3.Investigate workplace accidents in a timely manner.
4.Follow and enforce health and safety rules.
5.Attend safety and training sessions as requested.
6.Provide health and safety instruction to employees.
7.Incorporate health and safety into performance evaluations.

Miscellaneous Duties
1.Attend meetings, conferences and seminars.
2.Other duties as assigned.

Each role has different hours that cover the following shifts: * Monday - Friday - 11:00a - 7:30p * Monday - Friday - 7:30a - 400p * 12 Hour Rotating Day Shift- 2 Days on, 2 Days off, 3 Days on The Maintenance Supervisors will oversee and coordinate site maintenance to include the repair/upkeep of all production and plant equipment and the repair/maintenance of buildings and grounds. WHAT YOU GET TO DO * Supervises and assists in executing the repair and improvement of production and non-production equipment by Maintenance Technicians and Contractors. Works to minimize both planned and unplanned outages of all production and support equipment. Ensures machine repairs are completed in a timely and competent manner through proper communications and follow-up with all applicable parties. * Ensures all employees under direction adhere to established work rules and safety policies. Responsible for being knowledgeable on and enforcing all applicable corporate, division and/or plant rules, policies, procedures, and good manufacturing practices. * Supervises and develops hourly maintenance technicians including, but not limited to, performance evaluations, recognition, discipline, training, payroll approval and selection. Recommends employee training needs; works to remedy training deficiencies by recommending/initiating appropriate plans of action. * Assists in maintenance planning for appropriate production machine repairs, preventive maintenance, including maintenance of buildings and grounds ensuring safe working conditions, compliance with building codes, and a well-kept facility. * Works with all applicable parties to ensure adequate utility resources, environmental & hazardous waste removal, and security, fire, and emergency systems. * Recommends and/or implements preventative maintenance programs and improvement modifications for plant equipment and facilities. Maintains timely records and reports relative to all projects and equipment within the plant. Compiles operational and personnel records to include time and production records, inventory data, repair and maintenance statistics, test results, etc., to aid in making data driven decisions. * Oversees/directs work activities of maintenance technicians in a manner to provide high level of work performance. WHAT WE VALUE * Strong supervisory skills to ensure effective maintenance services and department leadership. * Strong knowledge of mechanical and electrical crafts as related to poly film extrusion and converting equipment.
