If this sounds like you, the Saxony Real Estate team is looking for a Sr. project manager/business analyst with 10+ years consulting and BA/PM specifically in the Real Estate/ Private Equity Industry. They need to be able to tell good stories about concrete examples of projects theyve delivered in the recent past. Our teams are responsible for leading and prioritization of client organization and technology needs, development of strategic visions to support and enable business objectives, detailed planning of projects and tasks needed to move a business.

This role will act as the single point of contact between JPMC, the service providers, and CBRE. Responsibilities include but are not limited to: NEW BUILD PROJECT INITIATION – PRE-DD * Reviews and discusses the approved Tour Books, provided by the MDRE, prior to the Pre-DD meeting. * Participates in the follow-up Pre-DD meeting established by the Regional Manager. * Establishes with the project team, the project initiation budget (Seed money) at the pre-DD meeting, and creates the scope of work for the architects DD report, utilizing the standard DD Checklist Documentation. * Reviews Due Diligence activities as proposed by the service providers. Recommends the initial funding PO amount that will be transferred to the service providers, to cut POs in the One View project management system. * Monitors Seed Money expenses and initiates a request to the Regional Manager for additional funds, if needed. Requests for additional funds will follow JPMC processes, limits, and established required signatures. * Visits and inspects the project site, as needed, prior to post-DD meeting. * Reviews the LOI, (verified LL documents to be provided), DD report, ensures that the JPMC Environmental officer is engaged to provide Phase I and ACM testing reports. Also reviews DRC approved plans, and any other pertinent project documentation prior to the post-DD meeting. * Works closely with the Deal Managers to assure accurate data is being reported. * Will be closely involved to help coordinate, monitor, and facilitate the due diligence (DD) work itself. For example, responsibilities can include securing site access letters from the Landlords or Developers, requesting structural soils testing, concrete core samples, sewer scoping, copies of the LOIs, landlord work letters, etc., enabling the service providers to develop accurate cost estimates. POST-DD * Along with the Deal Manager and the MDRE, closely review the completed due diligence reports and facilitate communication with JPMC design, Security, JPMC National Environmental officer, Architect of Record, and Service provider teams to develop a site plan and floor plan to be approved at the Design Review Committee (DRC) meeting. The MDC will monitor and ensure that AD&E will communicate and record the approved DRC package. * Participates in the post-DD meeting to review documentation with project team (AOR, CBRE, Deal Manager, MDRE, Signage Team), establishing the project schedule, and oversees the initiation of the project budget, to be completed and reviewed within two weeks from the DRC approved floor/site plan (This timeline may need to be extended, depending on the completion of the DD scope of work (i.e. Phase II reports, soils reports, elevations, LL deliverables, etc.)). * Once CBRE delivers the completed project budget to the MDC, the MDC, along with the Area Manager of Construction, and the CBRE Cost analyst, will review and approve the project budget for release to CERP Funding. Budget reviews and approvals will be completed within one week from receipt of the CBRE budget. * MDC is available to audit or participate in CERP calls, if needed. * Upon CERP approval, MDC verifies that approved CERP funds are routed and processed in a timely manner. * Once a project is funded, MDC monitors the transfer of funding to the One View System for both the JPMC vendors and project expenses. PRE-CONSTRUCTION * Coordinates with the MDRE and Deal Manager to track the entitlement phase and participates in weekly meetings to follow-up on project progress of the AOR. * Works closely with the MDRE, AOR/Civil to verify completion of Developer Deliverables and to facilitate Pad/Parcel acceptance. * Should changes occur that would require additional funding for a project, MDC will follow the established approval process to obtain a Supplemental Funding request. Prior to submittal to finance, the Area Manager of Construction and MDC are to review Supplemental Budget and forward to James Cava and Gregg Vogel for review. * Manages CBRE to ensure PM's effectively coordinate: Signage, GTI, and ATM teams to assure meeting milestone dates. * Work with A&E team, CBRE project management team, and Facilities to make recommendations on costs of materials that impact long term operating efficiencies. * Closely monitors the design phase of the project with the AORs, communicating closely with the project management team. This can include participation in Entitlement meetings as the Chase representative, communicating changes to the prototypical branch design to the Chase design team, and reporting back any approval or rejections from the permitting jurisdiction. CONSTRUCTION * Works closely with the architect of record (AOR) Field Construction Administrator to monitor progress and quality control in the field. Visits jobsites as needed (i.e. visits at milestone "Building Shell Complete" and "Interiors Complete"). * Provides oversight regarding answers to RFIs and Submittals generated during the course of the project with the AOR, the Chase design team, and the service providers. * Reviews change order requests. * Facilities and participates in pre-punch walk one week prior to turnover. Monitors the overall quality of the project during, and at completion of construction. * Coordinates a "One Week to Turnover" meeting with Branch Planning, GTI, CBRE, Security, and other pertinent parties to discuss critical path items, and outstanding punch items. * Coordinates with the CBRE project manager to assure proper closeout procedures are being followed once the final Certificate of Completion has been issued. Authorizes final retention payment after verifying completed Warranty Manual and "as-builts" have been delivered to the appropriate JPMC parties and Gregg Vogel approval for release of retention. POST close-out of projects * Monitors 11 month branch walk-through meeting with CBRE PM, GC, and CBRE FM to address any warranty items. ONGOING RESPONSIBILITIES * Responsible for market / national construction cost monitoring and trending. * Oversees weekly AOR calls. * Attends regular meetings with Regional VP of Real Estate, MDREs and Deal Managers to review New Build pipeline. * Attends Branch Planning bi-weekly Core Team update calls to assure real estate is working with all partners to achieve successful branch openings. Primary Branch planning liaison. * Participates on weekly and national update calls. * Oversees and reviews CERP budgets. * Reviews all local jurisdictional documentation needing Chase signatures. * Reviews/executes all sworn document documents in DTS System. * Attends jurisdictional meetings (or MDRE). * Tracks and challenges all AOR/service provider milestones. * Approves/rejects OVF approval queue. * Tracks project spending by reviewing CBRE Anticipated Cost Reports (ACR) * Escalation point for AOR's, GC's and CBRE management. * 10+ years in the construction, retail branding/signage, engineering, and/or real estate industry * Proven track record of leading and completing hundreds of projects with precision. * 8-10 years in program management required * 4 year degree (preferably in design, marketing, construction management, or architecture) * Excellent interpersonal skills with a demonstrated ability to be flexible and effectively work with others as a team * Possess a proven track record of achieving results; able to make decisions with a strong bias for action * Excellent project and budget management skills * Field based position with the ability to travel up to 35-40% of the time (much of the travel is self-directed) * Excel proficient including pivot tables design * Proven conflict management and issue resolution ability.
