Position Profile:

Responsible for accurately supporting the establishment and monitoring costs associated with products in both development and construction phases. Work in coordination with the Construction teams and the Purchasing teams to identify and implement new and more cost-efficient methods and materials. Cost type ownership of cost types in MEPs and Structural trades and others as assigned.

Duties and Responsibilities:
(Including but not limited to)

  • Establish and monitor house costs, option costs and direct costs and perform monthly brick and mortar costing reports

  • Works collaboratively with Director of Purchasing to ensure competent subcontractor base

  • Recruit, Develop, and negotiate contracts with new vendor partners

  • Identify and recommend improved and/or more cost-effective methods and materials

  • Manage subcontractor issues for responsible cost types purchase orders, answering questions regarding payment, locking down take-offs, etc.

  • Investigate take off errors between original bid and actual construction expense on a timely basis and update each unit as necessary.

  • Monitor our lumber position through tracking of random lengths

  • MLOT (Site conditions) budget establishment in coordination with construction department at start of each unit

  • Review monthly closings and provide the Division Controller with cost to complete estimates no later than the third business day of each month

  • Subcontractor contract management

  • Works collaboratively with Construction and Finance function to identify and reduce cost variances

  • Other duties and responsibilities as assigned

Qualifications:

  • 4-year college degree emphasis in Construction Management or Supply Chain Logistics preferred or equivalent experience in construction and purchasing in the residential construction industry

  • High School Degree/diploma required

  • Building experience preferred

  • NAPM (APP CPM) or APICS (CPIM, CIRM) certification preferred.

Skills and Knowledge:

  • Knowledgeable about the construction industry including construction cost, materials, products, methods and procedures.

  • Must have thorough knowledge of the trades, crafts and equipment needed to complete the job, plus the ability to identify potential problems.

  • Knowledge and familiarity with blueprints, construction drawings and addendums and reading same required.

  • Ability to multi-task and prioritize several tasks without compromising quality of work or mission deadlines.

  • Proven organization skills in a high paced work environment.

  • Must be able to use word processing, e-mail, spreadsheets, presentation (PowerPoint), database and newsletter (Adobe) software for advanced internal and external communications, creation of reports and presentations and database maintenance.

  • Ability to review, analyze and interpret information as well as trouble-shoot to solve problems.

  • Knowledge of business English and ability to communicate patiently and professionally with both internal and external customers both orally and in writing.

Ability to multi-task and prioritize several tasks without compromising quality of work or mission deadlines.

  • Ability to adapt in a changing workplace.

  • Computer literacy, proficiency with Outlook, excel, Word, Power Point and ability to learn new programs as needed.

  • Skilled at complex negotiations.

Experience:

  • 7+ years progressive experience in purchasing.

  • Home building industry experience preferred.

Typical Physical and Mental Demands:

Must be able to read, write, and speak fluently in English. Spanish language skills are helpful.

Employees in the position are required to be able to hear and have vision sufficient to utilize all office equipment.

Use of hands and fingers is required to utilize standard office equipment.

Requires occasional lifting up to 20 pounds.

Working Conditions:

Position Profile: Responsible for maintaining and monitoring costs by effectively negotiating contracts, reviewing contract pricing and recommending vendors. Audits contractors for compliance including insurance. Assists the Purchasing Manager/Director in all departmental matters. Duties and Responsibilities: (Including but not limited to) * Enter house folders and generate Maintain Purchase Order report and purchase orders for housing starts, per project. * Create and revise as needed the description of materials, addendum As, Model Discrepancy Reports and redline worksheets for new projects/product. * Plan and execute project specific or annual bidding process with auditing compliance, per cost code. * Reconcile sales contracts in the system. * Enter customer options into PU03. * Order trusses for all housing starts. * Develop subdivision bid comparison spreadsheets, and bid books; per project. * Contract price entry into system, per project. * Confirm accuracy on Turnkey bids by performing unit pricing takeoffs and comparisons, per responsible cost types. * Enter material estimates and budgets into computer system. * Invoicing - Responsible for escalated invoices (after Contract Coordinator has reviewed and researched) relating to customer options and budget changes. * Maintain FTP site as it relates to the bidding process and standardize contracts. * Assemble and maintain standardize bid documents and exhibit Cs. * Maintain Commodity database and price comparisons. * Facilitate Quarterly New Vendor orientation. * Maintain invite-to-bid, bid awards, preferred and potential vendor documents. * Assist in setting up initial house plans in the computer system. * Maybe required to take on responsibilities of Estimator, producing take offs and entering same into system dependent on worked load and office volume and or Options Coordinator maintaining options and bids in the operating system to efficiently create accurate budgets.
