Help create and execute 3-5 year long term real estate strategy for Tapestry, Inc. brands.
Oversee half of Tapestry's North America portfolio lead site selection and portfolio optimization strategies (new stores, relocations, renewals, renovations, store closures, etc.)
Negotiate letters of intent and submit final LOIs to legal department and partner on lease negotiation with legal team.
Partner with Global Environments to secure project timelines, budgets and funding for capital projects
Work with finance to outline key financial information for each location - secure sales calls and financial proformas.
Utilize Tapestry's Data Labs System to identify financial and business trends within the real estate portfolio and compile information to support real estate decision making
Create brand materials and present in monthly Real Estate meetings to Tapestry brand leadership for their feedback and approval
Partner with Real Estate Coordinator on creation of Global Store Development packages for brand approval
Work in partnership with Real Estate Team to organize real estate database
Populate deal pipeline and circulate bi-weekly to internal shareholders
Support business in Special Projects with Planning, Marketing, Visual, Legal and Store Operations
Strong ability to partner with landlords, developers and other internal and external parties
Arrange site tours and visit markets to asses opportunities
The accomplished individual will possess:
Eight (8) + years of real estate experience working for a major retailer or retail landlord, or both.
Proficiency with Excel, Word and Power Point. Custom lease management system a plus.
Experience managing a portfolio of at least 75+ stores.
Strong landlord, developer and broker relationships.
A familiarity with major mall, outlet and high street locations throughout North America.
Ability to balance and prioritize multiple responsibilities and effectively manage complex projects without daily oversight.
An outstanding professional will have:
Confidence in dealing with senior executives both internally and with externally.
The ability to influence senior management decision making through excellent written and verbal communication skills.
Experience coordinating Lease Administration personnel.
High level capability running financial models.
Oversight of a retail portfolio in excess of 250 stores.
