Summary:
The Sr. Manager of Facilities will oversee the maintenance, operation, and improvement of Powin's growing infrastructure, which includes multiple locations supporting our global workforce. This role is responsible for all facility, construction, and maintenance-related activities, of Powin and designated third party locations. You will leverage your comprehensive understanding of facilities management, including building systems upkeep, security, safety, and regulatory compliance, with a focus on managing construction projects and improvements to our facilities. Additionally, this role will be responsible for lease management and contract negotiations related to facilities.
Job Details:
Provide leadership, direction, coaching, and guidance to direct and indirect reports
Oversee the day-to-day operations of the facilities to ensure a safe, efficient, and functional environment
Manage internal and external building maintenance activities, such as HVAC, electrical, plumbing, and structural repairs
Manage lease agreements for all Powin facilities, including negotiation, renewal, and termination processes
Develop and maintain a lease management system to track lease terms, expirations, and obligations
Manage relationships with real estate brokers and property managers as needed
Oversee the due diligence process for new facility acquisitions or leases
Lead contract negotiations with vendors, service providers, and property managers to ensure favorable terms for Powin
Collaborate with legal and finance teams to review and approve lease agreements and facility-related contracts
Direct and oversee the work of contractors, subcontractors, vendors, and service providers ensuring that quality standards are met
Ensure all facilities comply with local, state, and federal regulations
Develop and manage the annual facilities budget, ensuring cost-effective operations
Partner with the workplace experience team to ensure that space planning and allocation is set up for optimal use of facilities
Lead and manage facilities construction projects from inception to completion, including scope definition, estimates, budgets, schedules, and resources allocation
Provide input on vendor and service provider selection
Understand contract requirements, ensure service level agreements (SLAs) are met, and maintain vendor relationships
Collaborate with EHSS to develop and maintain emergency response and disaster recovery plans
Coordinate emergency drills and ensure staff is trained on emergency procedures
Regularly assess the safety, cleanliness, and usability of each Powin facility, assuring the life of the properties are properly maintained and improved, including labs, office spaces, warehouses, and manufacturing spaces
Partners with EHS to ensure compliance related to storage, movement, and disposal of hazardous materials
Implement energy-saving initiatives and monitor energy usage to reduce costs
Qualifications:
Bachelor's degree in Business Administration, Engineering, or related field or equivalent certifications and experience
7+ years progressive facilities experience, with +4 years in facilities management role
Extensive experience in leasing, construction, engineering, and all facets of property operation and building management
Demonstrated experience in commercial lease negotiations and contract management
Strong knowledge of building systems, maintenance, and safety regulations
Proven project management experience, particularly in leading large-scale construction projects
Excellent negotiation skills with a track record of securing favorable terms in complex agreements
Ability to develop and manage budgets effectively
Proficiency in facilities management software and Microsoft Office Suite
Excellent organizational, communication, and leadership skills
Certified Facility Manager (CFM) or similar certification is a plus
Occasional on-call availability to address urgent issues
Physical activity, including walking, climbing, and lifting as necessary to inspect facilities and oversee projects
Periodic travel is required

Compensation for this position is commensurate with location, experience and relevant skills. The national Average Base Salary Range is $124,000 - $176,000. Positions may be eligible for a discretionary annual bonus based on company and personal performance.
