Lee Memphis, Tennessee 38103 United States Posting Date: 2021-07-28 Job Posting End Date: 2021-08-04 Maintains and monitors the FTN real estate lease program and day-to-day lease operations for US locations. Monthly Security Deposit account reconciliation.
Under minimal supervision, responsible for the development and implementation of the organization real estate portfolio including the monthly rent schedule, processing of all variable and recurring expenses. Interacts as a liasion with property managers to ensure compliance of lease terms. Responsible for payment of invoices related to portfolio of leases including utilities.
New landlord set ups and correction to established landlords. Works with FedEx Services CBS Group for abstracting new leases, extensions and amendments including determining rent commencement dates, renewal notification dates and termination clauses into the ENCORE system. Responsible for monthly Security Deposit Reconciliations for Finance in AssureNET.
Review and approve monthly rent variance and supplemental reports for monthly payment processing, research and resolve any discrepancies. Coordinates for the opening and closing of real estate locations. Review and analyze all lease related expenses for correctness and backup prior to payment.
Process year end reconciliations/payments, new escrows and percentage rent payment related to revenue sharing. Update ENCORE system with renewal, amendment, termination and assignment of documents and location approvers. Track and report rent obligations and trends for Financial Analysts and location management.
Responsible for compliance reviews of portfolio and documenting cost avoidance and funds recovery. Maintain web based lease systems and identify problems from both an internal and external user perspective. Works with location Financial Analysts to oversee Sarbanes-Oxley compliance and audit management for lease administration.
Provide ENCORE trainings to managers when necessary and work with CAST to correct approver setting. Provide quarterly location/vehicle recap reports for Financial Reporting and Insurance Departments. Bachelor's degree or equivalent in business, accounting or related field.
Three (3) years coordination and analytical experience in a financial processing area. Proficient in business software spreadsheet applications or web based applications relevant to financial processing systems. Experience interpreting lease technology, analytical, problem solving, and negotiating skills.
Ability to effectively resolve moderately complex situations and issues with minimal supervision. Demonstrates attention to details. Ability to work independently, as well as in a team, manage time and resources to accomplish multiple tasks and meet deadlines.
Strong organizational and time management skills. Strong communication and interpersonal skills.
Ability to prioritize and manage work deliverables effectively.
