Job Description Summary
The Real Estate Finance team serves as the financial partner for the real estate functions of the business, providing business leaders with key financial insights and decision support, driving profitable growth and executing on the strategic vision of Advance Auto Parts. As a member of the Real Estate Finance team, the Sr. Financial Analyst will play a key role in the day-to-day operation of the team. Key focus areas include deal analysis, due diligence, transaction support, financial planning and analysis, financial reporting, and other ad-hoc analysis as needed.
Job Description
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Leverage data, financial models, and industry data to analyze deals and conduct due diligence on real estate transactions.
Provide business and finance leaders with key financial insights and actionable recommendations for perspective new stores, relocations of existing stores, lease vs purchase decisions, and other real estate transactions.
Assist in the development of comprehensive financial forecasts, including the annual operating plan and periodic updates.
Conduct in-depth analysis of actual performance versus forecast / plan, identifying drivers of variance and providing cross-functional leaders with actionable insights.
Participate in periodic business reviews, providing cross-functional leaders with insights into the financial performance of the department.
Assist in the capital forecasting and monitoring process, analyzing actual capital spend versus approved budgets.
Support cross-functional leaders by conducting ad-hoc analysis of various real estate projects and initiatives.
Assist in the preparation of capital requests and business cases, supporting cross-functional leaders throughout the capital process.
Maintain financial models, reports, and other financial data.

Advanced competency in MS Excel and PowerPoint
Strong analytical skills with a high attention to detail and the ability to summarize large amounts of data into actionable insights
Knowledge of Financial Statements / Reports
Advanced oral and written communication skills
Ability to be flexible and adapt quickly to shifting priorities and business needs
Proven time management skills and multiple task management capabilities
Experience in retail / real estate sectors is a plus
Familiarity with Oracle EPM and Anaplan is a plus
Experience working with data visualization tools (PowerBI / Tableau) is a plus
Knowledge of SQL / R / Python or other programming / data science is a plus
EDUCATION and/or EXPERIENCE
Bachelor's degree in Economics/Finance/Business is required, (MBA preferred); and
3-5 years of financial and business analysis experience; or
Equivalent combination of education and experience.
SUPERVISORY RESPONSIBILITIES
This position does not have supervisory responsibilities.
