Responsibilities

What you'll be challenged to do:

TranSystems, has an immediate opening for a Senior Field Land Research Specialist. This is a senior-level role with both independent and management responsibilities, this position requires an individual with a strong real estate background coupled with excellent communication abilities and organizational skills. The Field Senior Land Research Specialist leads complex title research, interprets findings to internal and external stakeholders, trains junior staff, and helps drive productivity and quality standards.

This is a hybrid work opportunity availabe in the San Diego area.

Primary Responsibilities:

  • Conduct site visits and field inventories of properties to ascertain potential conveyances, covenants, or restrictions.

  • Perform complex title research, interpretation, and QA/QC reviews with minimal supervision.

  • Perform comprehensive searches of real estate records both online and in County Courthouses to uncover documents relevant to property titles.

  • Review and analyze various documents including deeds, mortgages, easements, tax cards, plats, and contracts to assemble full title information.

  • Interpret title reports and related data to ensure accuracy and identify any restrictions or conditions affecting property usage.

  • Input relevant title terms, provisions, and conditions into designated reporting systems.

  • Identify key parcel details and effectively communicate necessary title information to property owners and clients.

  • Mentor and train junior staff on title search processes to advance individual career growth.

  • Maintain project budgets and schedules using work consoles and reporting tools to track status.

  • Coordinate with the project management team throughout the property acquisition process.

  • Support special projects and additional functions as assigned to meet broader team needs.

Qualifications

What you bring to our firm:

  • Resides in San Diego or Orange County

  • 5+ years of relevant research experience; real estate industry background preferred.

  • Proficiency with MS Office Suite, especially Excel, Word, and Outlook.

  • Valid driver's license and access to insured vehicle for business use.

  • Exceptional communication abilities; written and verbal.

  • Detail-oriented with strong analytical and problem-solving skills.

  • Bachelor's degree in business, management, real estate, environmental or a related field.

  • Obtain a California real estate license within 6 months.

  • Interest in developing expertise across land title, regulations, and acquisition.

  • Technology savvy and ability to utilize systems for research and reporting.

  • Strong organizational and time management skills.

  • Comfort working in a fast-paced, deadline-driven environment.

  • Actively engages multiple perspectives when solving problems, seeks to learn from peers, and encourages reciprocal learning among team members.

Work Environment:

The Field Senior Land Research Specialist will conduct periodic site walks and field inventories, requiring an ability to access all areas of commercial and residential properties. Reasonable accommodations may be made for individuals with disabilities who are otherwise qualified for the role.

  • Ability to navigate properties outdoors, including uneven terrain

  • Mobility to walk, climb, balance, stoop, kneel, crouch, crawl, and reach overhead

  • Ability to traverse up and down stairs and ladders

  • Ability to lift and carry up to 25 pounds on occasion

  • Visual acuity to safely inspect sites and identify potential issues

  • Ability to operate camera, tablet, measurement tools required for site analysis

  • Use of keyboard, phone, other office equipment in office setting

  • Stamina to conduct 6-8-hour site visits across multiple properties per week

  • Hearing sufficient to have phone conversations, interact with community residents

For individuals assigned and/or hired to work in California, Colorado, or NY City, TranSystems is required by law to include a reasonable estimate of the compensation range for this role. This compensation range is specific to the State of California and takes into account the wide range of factors that are considered in making compensation decisions including but not limited to skill sets; experience and training; internal peer equity; licensure and certifications; and other business and organizational needs. The disclosed range estimate has not been adjusted for the applicable geographic differential associated with the location at which the position may be filled. At TranSystems, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. A reasonable estimate of the current range is $65,000-$85,000.
