Sr Facilities Manager

This job can be located anywhere within the United States (T-Mobile office or remote).

Responsible for partnering with various lines of business to provide a reliable, responsive, and comprehensive leadership and support for the facility maintenance program, both critical and non-critical systems and services. This position will provide management of an overall regional portfolio operation, including: maintenance (facility management) for select office site(s) working with the landlord, internal customers, vendors, and other departments/groups. The position works closely with the National Critical Facility partners in collaboration and implementation of strategic direction. In this position you will work with leadership and customers to identify issues, process improvements, establish controls and measurements; and oversee projects (project management) as warranted. The position will require non-critical systems amenities and service contracts management including but not limited to food service, janitorial, furniture management, and beyond. This position will also require experience in maintenance of critical systems equipment, including Generator, ATS, DC Plants, UPS, FLS, HVAC, etc. This position aligns with T-Mobile's commitment to Customer Experience, Excellence through Quality Service Delivery, and Enterprise Financial Performance. Legally authorized to work in the United StatesHigh School Diploma or GEDT-Mobile requires all employees in this position to be fully vaccinated for COVID-19 prior to starting work. Qualifications

Minimum Required

  • 5+ years facility / property management experience with demonstrated ability to exercise proper judgment.

  • Knowledge of standard commercial real estate, leases, business, and accounting practices

  • Proven track record of excellent internal and external customer service

  • Exhibits strong interpersonal skills and problem-solving ability

  • Ability to multitask and work without direct supervision.

  • Demonstrated experience in managing 24 / 7 operations in a fast-paced work environment.

  • Superior internal-client relationship management skills.

  • Excellent verbal and written communication skills with the ability to communicate professionally

  • High degree of innovation with the ability to work with minimal supervision in a fast-paced environment

  • Proficient skills and experience working in CMMS platforms such as Corrigo

  • Proficient skills in Microsoft Office Suite (Excel, Work, PowerPoint, Visio, Outlook, and Access)

  • Typical business hours align with the time zone for the region you will be supporting.

Education

Minimum Required

  • Bachelor's degree or equivalent experience in facilities or property management.

The starting pay range for a candidate selected for this position who is based in Colorado is generally within the range of $50,000 to $125,000 for annual base salary. The successful candidate's actual pay will be based on various factors, such as work location, qualifications, and experience, so the actual starting pay may be above or below this range. Employees are eligible for a year-end bonus based on company and/or individual performance and which is set at a percentage of an employee's eligible earnings in the prior year.

Essential Functions

  • Partners with lines of business in one of the West/Central/South/Northeast Regions (people-centric), National Critical Facilities Strategy & Planning in Portfolio management and implementation of real estate transactions, projects for assigned locations which could be mission essential (e.g., critical environment uptime).

  • Understanding the line-of-business' strategy and objectives to assist in solution solving with the change in business needs from growth, contraction, facility & operations issues and supporting workplace efficiencies.

  • Plan and manage all critical and non-critical Preventative Maintenance & Recurring Work Orders via the Corrigo platform for responsible sites in assigned region.

  • Respond to all reactive work orders in a timely manner, ensuring KPI compliance and excellent customer service.

  • Actively support an environment of teamwork, cooperation, performance excellence, and personal success.

  • Identify opportunities for improved operation and service excellence, making recommendations for conduct site inspections and assessments to ensure all building procedures and performance measures are always maintained and the provision of a safe workplace.

  • Schedule and manage repairs and maintenance, minor work, and other work requests, tracking to completion.

  • Provide information and direction to vendors, facilities staff and other service providers as required to ensure excellent coordination and execution of work, with minimal disruption.

  • Maintain overall facility management services to ensure maintenance of the facilities and grounds, and provision of associated services, is executed in a manner consistent with the T-Mobile standard processes and professional brand image and compliant with applicable local laws, rules, and regulations

  • Work collaboratively within the facility management team to deliver integrated facility management services across all business lines (Engineering, Transactions, Projects, Planning, etc.)

  • Deliver on all financial planning routines within assigned portfolio including the preparation and financial management of property budgets with the T-Mobile goals and objectives addressed, variances tracked and reported on, and all fiduciary duties upheld

  • Conduct and/or support the execution of periodic interior and exterior site inspections documenting facility conditions and integrating with additional service lines to ensure functional, comfortable, compliant, energy efficient and attractive facilities, in accordance with approved operating budgets

  • Support ongoing cost reduction programs to reduce operating costs while maintaining desired environments

  • Ensure minimal preventable incidents that create interruptions to the ongoing operations and safeguard professional risk mitigation related to facility management services, including the adoption of programs to enhance safety and compliance and minimize confidentiality incidents

  • Engage in a culture of continuous improvement and innovation by leveraging business intelligence, adopting and participating in the development of best practices, new tools, process re-engineering and other ideas that provider service delivery efficiencies

  • Also responsible for other Duties/Projects as assigned by business management as needed.

POSITION TITLE: Facilities Manager SUMMARY Responsible for managing internal employees and external resources to ensure that all restaurants within an assigned geographic area are meeting operating standards for equipment and physical plant expectations. SPECIFIC RESPONSIBILITIES: * Manage activities, workload and performance within their geographic area through the use of Corrigo software system * Ensures all aspects of the physical plant and equipment are properly maintained and functioning including but not limited to mechanical, electrical, plumbing, life safety and all equipment * Ensure that all equipment is operational and that proper protocol is being maintained for timely equipment repairs or replacement * Validate that work is being performed professionally to quality standards and manufacturer expectations * Confirm with restaurant operations that employees and vendors were professional and effective in handling repairs or replacement of equipment * Confirm that restaurant operations was adequately communicated with and that it was timely and clear with regards to expectations * Provide clear and timely feedback to internal direct reports regarding performance and store feedback * Ride 1 day a quarter with each tech to observe repair and communications skills and provide guidance and direction as needed * Spot check 3rd party vendor work to confirm compliance with repair and preventative maintenance (PM) expectations and provide feedback to the vendor and Facilities Director * Manage G&A budget for assigned area * Under the direction of the Facilities Director, execute all capital projects with time and cost expectations * Provide training to all employees KEY INTERFACES Internally, the Facilities Manager will interface with the Facilities Director, brand facilities coordinator, service techs, the District Managers, General Managers and assistant GM's, and other internal departments as needed. Externally, the vendors performing the work under contract with the brand, city inspectors or other officials as needed. REPORTING RELATIONSHIP: Reports directly to the Facilities Director KNOWLEDGE, SKILLS AND ABILITIES: * Strong supervisory and problem solving ability * Financial forecasting and budgeting * Proficient in MS Office suite * Excellent interpersonal and communication skills * Coordinate, oversee and/or manage repair and maintenance work assignments performed by service providers * Review work orders to ensure that assignments are completed * Proven ability to meet deadlines with minimal supervision * High degree of attention to detail to perform facility inspections on a daily, weekly, and monthly basis * Ability to manage expectations with internal and external service providers in multiple and remote markets * Develop scopes of work for repair and maintenance projects * Obtain and review price quotes for the procurement of parts, services, and labor for projects as requested * Assist with decisions regarding capital expenditures for asset repair versus replacement MINIMUM REQUIREMENTS: * Associates degree or some college preferable * Minimum three to five years' experience with multi-unit restaurant or retail facility management/supervision of in-house technicians and 3rd party vendors * Be available 24 hours for emergency response * Occasional overnight travel * Supply own transportation with mileage reimbursement We are an equal opportunity employer and value diversity at our company.
