Position Overview:

As our Senior Analyst, Investment Sales within our Asset Management department, you will play a pivotal role in supporting deal captains in executing divestment-related commercial real estate transactions. This includes one-off and portfolio-level divestiture opportunities involving properties occupied by retail tenants under NN and NNN lease structures. The role requires a robust analytical background and a solid grasp of commercial real estate properties and fundamentals. Exceptional time management skills are essential to effectively manage the dynamic and extensive workflow associated with the disposition program. This position is a hybrid role that will work in our Phoenix office 3-4 days per week and have the ability to work remote 1-2 days per week.

What you'll be working on day-to-day:

Disposition Selection and Transaction Execution Responsibilities:

  • Implement daily investment sales opportunities and conduct market and financial analyses to validate divestiture strategy and candidate selection.

  • Collaborate cross-functionally to assess potential disposition candidates, evaluating tenant and property-level financial performance.

  • Analyze market conditions and property specifics impacting valuations, including zoning and tenant compliance.

  • Research and analyze leases for language impacting property sales, as well as zoning, planning, title, and property use factors influencing marketability.

  • Ensure tenant compliance with obligations and participate in property valuation analysis.

  • Develop property cash flow models and financial analyses, assisting with pricing strategies and presenting strategic recommendations to senior management.

  • Prepare comprehensive investment committee approval packages for both portfolio and single-property transaction opportunities.

Assist in Transaction Execution:

  • Prepare essential broker documentation and manage broker data rooms.

  • Provide current tenant financial reporting to brokers and review broker offering memorandums for accuracy.

  • Maintain broker master listing agreements and facilitate communication among internal and external stakeholders throughout the deal process.

  • Coordinate with property management to resolve property issues and assess unsolicited offers, developing financial models for selected properties.

  • Draft letters of intent (LOIs) and support deal negotiations, initiating formal transaction processes upon LOI execution.

  • Verify and process broker commission invoices, undertaking additional projects as assigned.

Salesforce and Internal Tracking Reports:

  • Maintain a comprehensive transaction pipeline within Salesforce, generating recurring and ad hoc reports.

  • Manage Salesforce deal records and data fields for disposition inventory, ensuring accuracy and completeness.

  • Update deal records with pertinent notes and action items, tracking disposition candidates and unsolicited offers under review.

  • Collaborate with IT to implement changes and process improvements related to Salesforce usage.

  • Assist with quarterly pipeline and projection documents for review by the investment committee.

Qualifications:

Education and Experience:

  • Bachelor's degree is required, preferably in finance, real estate, or a related field.
  • 2-4+ years of relevant experience in real estate finance or asset management.

Knowledge, Skills, and Abilities:

  • In-depth knowledge of financial statements and the ability to analyze and interpret financial data.

  • Strong analytical skills with a robust understanding of commercial real estate properties and fundamentals.

  • Deep understanding of financial concepts, particularly related to real estate valuation methodologies and tenant credit analysis.

  • Intermediate to Advanced proficiency in Microsoft Excel for financial modeling and analysis.

  • Proven experience in executing real estate transactions is preferred.

  • Exceptional time management skills to handle a dynamic and extensive workflow efficiently.

  • Strong written and verbal communication skills, with the ability to prepare clear and concise reports and presentations.

  • Ability to handle highly critical, confidential, and sensitive materials with discretion and professionalism.

  • Familiarity with accounting principles and their application in commercial real estate transactions.

  • Experience with Salesforce for transaction tracking, pipeline management, and reporting is preferred.

What you will get in return:

The base salary for this role is in the range of $67,877 - $99,588. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
