  • Hours of Work: Monday
  • Friday 6:30am to 3:00pm.

Salary and Benefits: This is a full-time, benefited Classified 9 level position. Starting wage range: $28.51 - $32.11/hourly, depending upon experience.

JOB SUMMARY Core responsibilities of this position include:

The Building Automation Systems Control Specialist is responsible for providing a productive working and learning environment for students, faculty and staff by offering excellent customer service, professional appearance, timely work and expert communication skills. The specialist performs highly skilled work required to operate and maintain, the campus Building Automation Systems, as well as skilled HVAC troubleshooting, maintenance, repairs, and preventative maintenance on College equipment and facilities. The specialist will at times work with and assist other mechanical technicians in plumbing and limited electrical work. The individual will be on rotational service calls responding to emergency work. This job supports overall departmental projects including coordination and quality assurance of contracted services. Requires occasional work after normal business hours.

Essential Functions

PRINCIPAL RESPONSIBILITIES AND RESULTS: - this position is Non-exempt, or is eligible for compensatory or overtime pay provisions of the FLSA. This listing of essential duties is not all-inclusive, but representative, other duties may be assigned.

  • Generate activity and trend logs, reports, modifying control points, schedules, and alarms.

  • Maintains building equipment operation to promote indoor air quality and comfort level.

  • Modifies programming and graphics accordingly to ensure proper function of the building automation system.

  • Completes work orders relating to the maintenance and operation of the college's control systems.

  • Serve to troubleshoot and repair BAS components and controls in the field, working closely with HVAC/Refrigeration staff.

  • Performs skill level tasks related to mechanical, electrical, HVAC and refrigeration trades to operate, maintain, troubleshoot, and repair equipment

  • Inspect and test commercial HVAC/R /parts/equipment/fixtures to verify operational status, and to detect need for repair/replacement.

  • Repair equipment such as assorted fans, pumps, piping systems, unit heaters, fan coil units, variable air volume boxes (VAV), infrared (IR) heaters, variable frequency drives (VFD) systems, air handling units (AHU), roof top units, furnaces, air conditioners, mini-splits, and heat pumps.

Other tasks may be assigned based on contemporary institutional need

KNOWLEDGE, SKILLS, AND ABILITIES

  • Knowledge of mechanical repair with a working knowledge of maintenance of commercial buildings and equipment.

  • Ability to properly and safely operate equipment/power tools used in installation and maintenance tasks.

  • Trade skills in building construction practices and the ability to read and comprehend commercial building and equipment blueprints is required.

  • Trade skills in mechanical equipment installations, troubleshooting, and repair.

  • Must be able to drive vehicles, and operate large complex maintenance equipment.

  • Must have a valid Wyoming driver's license and be able to meet the colleges.

  • Ability to interpret building blueprints, manufacture installation/repair instructions, and safety data sheets.

  • Knowledge of OSHA requirements and building code regulations; ability to learn, interpret and apply current pertinent federal, state and local laws and regulations.

  • Working knowledge and ability with personal computing applications - specifically Microsoft Office Suite (e.g., Word, Excel, Outlook, and PowerPoint), Adobe products (e.g., Reader, Professional), as well as database management systems.

  • Ability to read and interpret instructions in oral, written, or diagrammatical form (e.g., a flow chart of a process).

PHYSICAL/MENTAL DEMANDS

  • The essential functions of this position require the ability to work in an industrial setting including but not limited to working with/on roof tops, in confined spaces, electrical equipment, complex machines, and chemicals; appropriate safety precautions, equipment, and procedures must be utilized at all times.

  • While performing the essential duties of this position, an employee would frequently be required to squat, bend, twist, kneel, sit, stand, climb, and extend arms over head.

  • Work in assorted environments and conditions above ceilings, on roofs, outside, inside, mechanical rooms, tunnels, labs, arena, hallways, meeting rooms and various campus facilities.

  • Exposure to and use of safety equipment for outdoor weather extremes for extended periods.

  • Exposure to and use of safety equipment for hazardous materials, bio-hazards, chemicals, electrical equipment and fuels/petroleum products.

  • May be required to climb ladders, maneuver in confined spaces, and work with tools/equipment in unconventional positions.

  • The ability to comply with highly inflexible deadlines is required to successfully perform the essential functions of this position; there will be multiple occurrences of sudden, urgent task completion required.

  • While performing the essential functions of this position a variable work schedule may be required including long workdays, evenings, on-call service, and weekends as needed.

  • There may be occurrences of interacting with employees and/or students, past employees and/or students, members of the general public, and others who express opinions, may exhibit strong emotions, which will require the employee to interact professionally, diplomatically, and appropriately in such situations.

  • There may be multiple/daily instances of prolonged sitting, standing, and personal computer use, which would include keyboard and/or mouse usage as well as viewing a computer monitor.

  • To perform the essential functions of this position an employee must frequently lift and/or move up to 50 pounds; the use of team lift techniques is required for lifts over 50 pounds.

  • Specific vision abilities required by this position include close vision, distance vision, and ability to adjust focus.

  • The overall work environment requires the mental ability to shift focal point quickly due to interruptions; an employee must be able to mentally track multiple projects and jobs along with being able to respond quickly to emergency situations.

  • The noise level in the work environment is usually moderate; however, there may be unexpected instances of somewhat loud sounds.

Qualifications

EDUCATION AND EXPERIENCE REQUIREMENTS

Minimum Qualifications:

  • Associate degree from a regionally accredited institution in a related field of study, or five (5) years' experience in industrial Commercial maintenance (i.e. building automation system controls or combined HVAC/Refrigeration service and repair).

  • Training and/or combination of work experience necessary to acquire the necessary advanced knowledge of Building Automation Systems/Direct Digital Controls and the ability to generate activity and trend logs, reports, modifying control points, schedules, and alarms and effectively operate the system.

  • Four years of experience to include general mechanical/installation, repair, and commercial maintenance activities.

  • EPA certified universal refrigerant handling license, or the ability to obtain within six months of employment.

  • Must have a valid driver's license and be able to meet the college insurance carrier requirements.

Preferred Qualifications:

  • OSHA 10 certification or capability to attain certification

  • Seven years of experience in the Building Automation Systems field, preferably specializing in maintenance, troubleshooting and repair.
