POSITION SUMMARY:

Responsible for gathering, calculating and compiling data for use in estimates and preparing routine estimates under general supervision.

ESSENTIAL JOB FUNCTIONS:

  • Prepare accurate quantity surveys and estimates for those divisions of the project as assigned

  • Complete assignments in agreed upon time frame

  • Solicit subcontractor and/or supplier quotations or scheduling input as required for the assignments

  • Participate in plan review and estimate reviews for respective projects

  • Assist in compiling historical cost data for projects

  • Confirm list of subcontractors/suppliers proposing on the project

  • Collaborate with Architects/Engineers to request clarifications or additional information

  • Attend project meetings and perform site investigations as assigned

  • Estimating leadership responsibility for small sized projects, as follows:

  • Complete pre-construction survey and other preliminary documents

  • Perform majority of quantity surveys and pricing estimates

  • Complete general conditions

  • Prepare vendor proposal comparison and estimate summary sheets

  • Conduct plan review

  • Obtain applicable wage rates

  • Coordinate with others the completion of the proposal

  • Develop and complete project schedule

  • Become familiar with all estimating software

EDUCATION AND WORK EXPERIENCE REQUIREMENTS:

  • Associates degree in Architectural Drafting & Estimating

  • Bachelor's degree in construction management or engineering or equivalent experience preferred

  • Three years of estimating experience

KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:

  • Take reasonable care of your own and others' health and safety and of those who may be affected by the day-to-day delivery of this role by taking personal responsibility for working toward Wanzek's Zero Injury principles

  • Proficient in Microsoft Office Suite including Outlook, Word, Excel, and PowerPoint

  • Read, analyze and interpret blueprints, professional journals, technical procedures, contracts or governmental regulations

  • Write reports, business correspondence and document project activities

  • Effectively present information and respond to questions from project managers, superintendents, clients, customers and the general public

  • Effectively present information to top management, public groups and/or boards of directors

  • Calculate figures and amounts such as discounts, interest, proportions, percentages, area, circumference and volume; ability to apply concepts of basic algebra and geometry

  • Interpret a variety of instructions furnished in written, oral, diagram or schedule form

ESSENTIAL JOB FUNCTIONS: * Promote and comply with all Company safety policies and procedures * Develop Construction Documents * Finalize design with Owner * Contract professional services; schedule and coordinate * Identify and coordinate the submittals of all documents * Review construction documents and prepare bid list to ensure all work items are accounted for and manage the bid process * Coordinate team for takeoff and bid assembly assignments * Attend pre-construction and job meetings * Identify key trades for concentration and notify selected subcontractors of bid dates * Initiate and coordinate the issuance of construction documents for purposes of bidding * Follow up to ensure quotes are obtained for all trades * Purchase all material components * Review all bids for their entirety and compliance with contract construction documents * Negotiate and award contracts to respective subcontractors * Review construction documents to ensure compliance with Owner's contract * Initiate, review and obtain Owner's approval on construction documents * Quote all change order and Owner's request for extras * Identify, research and resolve all contract disputes with the Owner * Maintain prime contract with the Owner * Establish monthly billing procedure with the Owner * Review the submittal and approval process of the monthly application with the Owner * Establish and manage a construction and engineering schedule to include: construction documents; permits, submittals and approvals; construction activity * Establish "Job Timing" with all subcontractors at the time of contract award * Obtain shop drawings from all subs; complete review and approval * Establish delivery dates for all equipment and materials in accordance with the schedule * Establish laborer needs and confer with Human Resources * Confer with Director of EH & S on any jobsite safety issues * Manage and resolve or assist superintendents in resolving all conflicts such as failure of subcontractors to perform failure of materials to arrive contract disputes and trade conflicts * Interface with field superintendents to maintain an open line of communication and reporting monitor job progress, schedules and subcontractor performance and coordinate the operation of the field through management of field personnel * Code and approve invoices and timecards * Compile all necessary information to create an operations and maintenance manual/file which will include subcontractor list with contacts and phone numbers and warranties and operation instructions for all components within the budget * Review with all the various local agencies to determine final acceptance, which will include release of all bond monies and final Certificate of Occupancy * Obtain final payment * Review the project and determine acceptability of completed work on an on-going basis * Inspect the work and establish the final punch list * Establish and maintain job cost control, which will be reported monthly * Maintain extra work authorization log, identifying items and their resolutions * Review general conditions cost on a monthly basis * Review subcontractor's application for payment based on percent complete and approve or adjust * Approve material and subcontract invoices for payment * Issue change orders to subcontractors * Initiate and execute all monthly progress payments to the Owner * Establish and maintain all warranties and guarantees * Manage and supervise your team's Superintendents by giving ongoing performance feedback and conducting annual performance appraisals in a timely manner * Attend trade shows and conferences on management and construction topics as presented * Visit jobsites on an ongoing basis as needed * Some Travel Required * Four to six subordinate supervisors (Level 1-3 Superintendents, Foremen) who in turn supervise a total of 10 to 50 employees EDUCATION AND WORK EXPERIENCE REQUIREMENTS: * Bachelor's degree (B.
