Job Description

POSITION OBJECTIVE

Monitoring of the Building Automation Systems for corrective maintenance providing data processing, scheduling, and metering. Will be predominantly engaged in the maintenance and repair of mechanical equipment, controls, and systems associated with HVAC, refrigeration, and building automation in university properties.

ESSENTIAL FUNCTIONS

  • Monitor all the building automation systems on the computer for problems and alarms. Assign work orders and call out the appropriate staff or contractors to address issues found. Assist Zone Staff using the building automation systems computer systems to troubleshoot problems, relay status and outputs, shut down and restarting of HVAC systems. (70%)
  • Assist in the maintenance and repairs on all types of mechanical equipment, including air handlers, compressors, refrigeration systems, fans, motors, emergency generators, etc. (10%)

NONESSENTIAL FUNCTIONS

  • Maintain schedules for all HVAC and lighting equipment and program for special events or seasonal system changes. (5%)
  • Monitor Building AI systems, assign tickets to the appropriate staff, follow up on status of repairs before closing out the work orders. (5%)
  • Monitor metering systems and share pertinent information with appropriate parties when called on or when discrepancies and noticed that identify irregularities. (5%)
  • Maintain corrective maintenance supplies, blueprints, various logs, other duties in office as needed. (4%)
  • Perform other duties as assigned. (<1%)

CONTACTS

Department: Frequent contact with department staff to maintain workflow.

University: Regular contact with all members of university regarding workflow.

External: Occasional contact with vendors and contractors to exchange information.

Students: Contact with students in work Zone as it pertains to skilled trades¿ maintenance.

SUPERVISORY RESPONSIBILITY

This position has no direct supervision of staff employees.

QUALIFICATIONS

Experience: 3 years of related experience in the HVAC or mechanical trades. Prefer HVAC building automation systems experience in an institutional, heavy industrial, or light commercial environment.

Education/Licensing: High school education required. Valid Ohio driver's license free of significant violations. (If an out of State applicant, an Ohio driver's license must be obtained within 90-days of hire)

REQUIRED SKILLS

  • Must have good computer skills.

  • Must be familiar with the construction trades and building maintenance.

  • Must be able to identify the need for repairs or maintenance.

  • Familiarity with the proper use of basic hand tools, power tools, and safety equipment.

  • Must be able to work well both independently and as a member of a team and have good people skills.

  • Must be familiar with hazards typical to the institution (radioactivity, asbestos, chemicals, etc.) and related safety equipment and procedures. Training to be provided.

  • Must be able to read technical drawings.

  • Must have good computer skills; must be willing to learn Work Management System software to record work performed in the Zones. Must be able to learn JCI, Siemens, Trane, and Wadsworth Building Automation Systems.

  • Ability to meet consistent attendance.

  • Ability to interact with colleagues, supervisors, and customers face to face.

WORKING CONDITIONS

The employee is directly exposed to the following hazards in the work environment: animals, moving machinery, blood borne pathogens, chemicals, commercial cleaning solvents and oils, confined space entry and / or restricted access, excessive noise, fumes, dust, pesticides or herbicides, radioactive materials, and repetitive motion. Personal protective equipment (gloves, hard hat, hearing protection, protective eyewear, safety shoes, and respiratory protection) is provided. Must be able to lift up to 100 lbs. Must be physically capable of reaching any area of facilities with tools and materials, including roofs, tunnels, and catwalks; this may involve frequent balance, frequent bending, stooping, stretching, crawling and climbing. Must be able to pass required physical examination.
