VIEW JOBS 4/18/2019 12:00:00 AM 2019-07-17T00:00 <p>The Maintenance/Custodial Specialist is responsible for assuring that all NPI owned properties meet Federal housing quality standards and to ensure maintenance and continued cleaning of NPI rental units and main office are in good condition. The Maintenance/Custodial Specialist will also assist the Maintenance Specialist’s with the operation and maintenance repairs on rental units. These repairs occasionally include, but are not limited to; plumbing, electrical, walls, floors and fire/safety equipment systems, etc.</p><p><strong>Requirements</strong></p><p><strong>ESSENTIAL DUTIES AND RESPONSIBILITIES:</strong> </p> <p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the responsibilities, knowledge, skill and/or qualifications required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.</p> <ul> <li>Read work orders or receive instructions from supervisor to determine work requirements.</li> <li>Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.</li> <li>Periodically inspect buildings and grounds to determine necessary repairs; make light repairs to building components; make repairs that do not require special licenses, tools, or equipment not in the possession of NPI. Collect and dispose of office trash.</li> <li>Perform routine preventive maintenance to ensure that building systems machines continue to run smoothly, operate efficiently, or the physical condition of buildings does not deteriorate.</li> <li>Inspect, operate, or test building systems or equipment to diagnose malfunctions. </li> <li>Inspect and chemically treat for Bed Bug using environmentally friendly products.</li> <li>Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary. </li> <li>Inspect furnaces, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions, following checklists. </li> <li>Adjust functional parts of devices or control instruments, using hand tools, levels, plumb bobs, or straightedges. </li> <li>Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment. </li> <li>Record type and cost of maintenance or repair work. Maintain material inventory of bulk items. Unload and store when delivered. Maintain records as necessary in a timely manner.</li> <li>Order appliances, parts, supplies, and equipment from catalogs, internet orders and suppliers, or obtain them from storerooms. </li> <li>Plan and lay out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagrams. </li> <li>Paint or repair windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures.</li> <li>Provide grounds keeping services, such as landscaping and snow removal and salting, if required.</li> <li>Perform general cleaning of buildings or properties.</li> <li>Maintain a clean and safe shop / work area.</li> </ul> <ul> <li>Help in eviction process as needed.</li> <li>In the main office and site offices clean outside doors in the reception area, public restrooms, vacuum common areas and mop vinyl floors, dust partitions, window sills, stools, etc. After tenant moves: clean out debris, furniture and flooring if beyond saving and dispose.</li> <li>Perform general housekeeping duties (as required) to assure the cleanliness of halls, basements, stairways, trash rooms and other public areas. Follow NPI Main Office Checklist. </li> <li>Coordinate work with Recovery Specialists on site as needed.</li> <li>Follow and apply procedures and guidelines for cleaning buildings.</li> <li>Follow and apply safety rules and regulations for job assignments and equipment used.</li> <li>Participate in agency-wide and community projects.</li> <li>Be part of eviction process implemented with Maintenance Specialist.</li> <li>Snow removal and salting as needed.</li> <li>Annual unit inspections of our rental units.</li> <li>Set up and take down NPI events as needed.</li> <li>On call 24 hours for one full week, on a rotating schedule with other NPI maintenance specialists starting at 5:00 p.m. Friday – 5:00 p.m. Friday following the monthly schedule.</li> </ul> <p><strong>ADMINISTRATIVE ACTIVITIES</strong></p> <ul> <li>Maintain library of operating manuals and other pertinent documents related to the maintenance and repair of equipment and building fixtures.</li> <li>Maintain safe operation of all agency vehicles used for maintenance activities.</li> <li>Transport materials and supplies for repair and rehabilitation projects to the work site.</li> <li>Represent the agency to tenants and the community in a mature, respectful manner.</li> <li>Respect the tenant’s right to privacy.</li> <li>Participate in staff training and development.</li> <li>Carry out policies and procedures of agency.</li> <li>Participate in agency-wide events and community projects.</li> </ul> <p><strong>ESSENTIAL KNOWLEDGE</strong></p> <ul> <li>Mechanical — Knowledge of machines and tools, including their designs, uses, repair, and maintenance.</li> <li>Customer and Personal Service — Knowledge of principles and processes for providing customer and personal services.
