Our Panera cafes are upscale, friendly cafes which feature freshly baked breads and pastries. We serve made-to-order soups, salads and sandwiches as well as specialty espresso beverages. VIEW JOBS 1/16/2021 12:00:00 AM 2021-04-16T00:00 The Facilities Supervisor will work closely with the Compliance Manager to support all residential facility activities. The Facilities Supervisor will be the first point of contact for internal and external customers seeking support and information from the Facilities department. Responsibilities include providing daily assistance with facilities related tasks, coordinating purchases, repairs and services necessary for the operations of residential facilities and evaluating and recommending options to cost-effectively and efficiently support staff and those in support needs. Acts as supervisor to Senior Maintenance Staff and General Maintenance Staff. ESSENTIAL FUNCTIONS: * Supervises maintenance staff in their region to ensure they are supported, prepared, trained and confident in their ability to effectively fulfill all duties of their positions in alignment with the company's policies, procedures, and standard business practices. * Models and promotes both internally and externally the mission, philosophy, and values of InVision Customized Services. * Maintains confidentiality of all departmental information to assure those supported and employee information are protected and upheld at all times. * Acquires, maintains, and demonstrates current knowledge and competency of facilities related information. * Purchases furniture, equipment, supplies, and services for residential properties. * Purchases office supplies for offices by region. * Schedules repairs and routine maintenance for houses, vehicles, and equipment. * Manages requests related to residential properties and other user needs by utilizing the electronic help desk ticketing system. * Coordinate tasks and schedule of regional maintenance technicians and external contractors/service providers. * Represent the residential facilities department as primary point-of-contact for all landlords. * Reviews and/or drafts new leases for residential properties and submits to the compliance manager prior to submission to executive team. * Acts as the point person for lease negotiations and renewals in partnership with the compliance manager. * Manages in conjunction with compliance manager the vendor relationships through the evaluation of costs, recommendations to change vendors, and negotiations with vendors. * Represent the residential facilities department in inter-departmental meetings to support and facilitate communication and action between departments. * Assists the compliance manager in all tasks related to managing and maintaining residential properties by region. * Coordinates maintenance and repairs of a fleet of company vehicles and maintains vehicle logs. * Assists the compliance manager with tasks and duties as it relates to new home preparation, licensing/inspection events, preventative maintenance planning, and other annually required projects such as residential furnace inspections. * Facilitate the housing search & acquisition process for referral and existing people supported by InVision. * Completes HCSIS and PROMISe enrollments and revalidations in conjunction with compliance managers. * Assists the compliance manager in all aspects of project implementation and/or process improvement initiatives, as needed by region. * Performs other duties as assigned by compliance manager. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential function satisfactorily. EDUCATION and/or EXPERIENCE Two years experience in residential, operations, and/or building management. Excellent verbal and written communication skills and computer proficiency with Microsoft Word, Excel and Outlook are required. Degree in a related field preferred. High School diploma or GED required. Other Requirements: * Sporadic travel within the state required * Ability to write reports and business correspondence * Ability to effectively build and develop business relationships internal and external * Ability to effectively present information and respond to questions from Executives, Managers, Supervisors and other staff. * Computer proficiency with Microsoft Word, Excel and Outlook are required * Ability to recognize problems related to accounting controls * Problem solving and critical thinking are utilized on a regular basis * Must be able to think and react quickly in crisis situations PHYSICAL DEMANDS While performing the duties of this job, the employee is regularly required to sit, talk or hear and frequently uses hands to finger, handle or feel, reach with hands/arms.
