Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

JOB DESCRIPTION

  • Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. 2. Oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new moveins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

  • Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards.

  • Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.

  • Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

  • Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.

  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.

  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

  • Conducts regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance.

  • Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.

In addition, this position is responsible for training and developing Customer Service Associates. MAJOR RESPONSIBILITIES * Customer Service * A member of the store Junior Management Team. * Act and work in a manner that is consistent with company's core values. * Demonstrate a thorough understanding and compliance with the company's safe lifting practices standard operating procedures. * Provide direction to all Customer Service Associates to ensure a highly attentive and accurate level of customer service. * Greet every customer in a helpful and courteous manner. * Demonstrate a thorough understanding and compliance of all customer service-related standard operating procedures (cashiering, credit and close-out). * Process customers at checkout using the point of sale (POS) system. * Process customer refunds and exchanges according to established guidelines. * Open and close registers. * Follow established cash, check and charge card acceptance procedures. * Answer the telephone according to accepted guidelines. * Stock and tag merchandise displays as required. * Create price tags and merchandise signs. * Review and assess the performance of associates on a timely basis * Train, develop and supervise and define workload for associates. * Monitor associate retention and career development; communicate ideas to General Manager. * Address and document unsatisfactory performance and policy violations of associates through administration of disciplinary action and performance counseling. * Ensure compliance to scheduling, hiring, payroll and business planning processes. * Monitor, maintain and follow company policies; support company expectations and systems. MINIMUM ELIGIBILITY REQUIREMENTS * One year customer service/cashier supervisory experience and proven ability direct operations. * Ability to perform in a high volume, highly complex location. * Ability to demonstrate initiative and be a self-starter. * Demonstrated proficiency in training associates. * Excellent communication, delegation, follow-up, and analytical skills. * Ability to exercise independent discretion and judgment in supervising a fast-paced environment adapting to change with a sense of urgency. * This position description is intended to describe the general nature and level of work being performed by people assigned to this job.
