Summary

Under the direction of the Community Manager, the Service Manager maintains the property in a high-quality condition, provides excellent customer service, supervises preparation of move-ins and operates within approved budget.

Hours

Typical range of hours is based on the community needs and may require weekends and after hour emergency services. Workdays may be adjusted based on community needs. Full Time: 5

days per week, 8 hours per day. (Minimum of 32 hours, average 40 hours).

Knowledge / Skills / Ability

  • Hands-on working knowledge of typical apartment maintenance tasks is required.

  • Must possess leadership skills and ability to deal effectively with customers.

  • Must have basic knowledge of HVAC and become CFC certified within 90 days of employment.

  • Attend any required Peak Living maintenance trainings.

Preferred Education and Experience

  • One year as a Maintenance Supervisor with professional management firm or six months assistant with Peak Living LLC. Final decision as to suitability is made by Regional Manager.

Supervisory Responsibilities

  • Assist Community Manager in hiring, inspecting, counseling and promoting, staffing levels as directed by the Regional Manager and if needed, terminating employees.

  • Teach skills to staff members.

  • Schedule work.

  • Maintain a safe working environment.

Residential Standards

  • Make sure that common areas are safe, in repair and clean.

  • Perform preventive maintenance for pools, parking lots, building exteriors, etc.

  • Make Capital improvement recommendations.

  • Respond to all service requests within 24 hours.

  • Prepare all apartments in market ready condition within 7 days of becoming vacant.

  • Visit competing properties and inspect quality of maintenance.

  • Order parts as need to repair community.

  • Continually educate staff on safe working conditions and keep informed on all work safety issues including OSHA guidelines and Peak Living safe working conditions bulletin.

Check out Redflex Traffic Systems! </strong></p><p>This position is responsible for the Rio Rancho accounts.</p><p><strong>Summary</strong></p><p>Install, repair and maintain digital Photo Enforcement solutions for City Public Safety programs. The technician must insure the equipment within their regions maintain strict standards, 95% operation time and 90% issuance rate.</p><p><strong>Essential Duties &amp; Responsibilities</strong></p><p>1) Ensure proactive routine maintenance deadlines are met while keeping active equipment above contractual requirements.</p><p>2) Work closely with the Helpdesk personnel to identify and resolve customer related issues resulting from equipment deficiencies.</p><p>3) Work closely with Client Services Managers to keep service levels high.</p><p>4) Perform daily checks of enforcement systems to confirm operations and monitor all systems as equipment dictates.</p><p>5) Perform video survey as required for new business development.</p><p>6) Monitor and document the timely completion of preventative maintenance program, work with managers to adapt procedures to match equipment demands as technology evolves.</p><p>7) Provide installation support for new approach builds on construction sites.</p><p>8) Any other duties and/or responsibilities assigned.</p><p>9) Ability to personally arrange for travel and travel as necessary for company business in accordance with the Redflex Travel/Expense Accounts policy, which provides that employees may seek reimbursement for reasonable and necessary expenses incurred when traveling on company business. See policy for details.</p><p><strong>Minimum Job Requirements:</strong></p><p>The position requires an Associates Degree or Technical Institute certificate in a technical field (engineering or computer science) or related work experience. Experience in digital photography, network installation and computer technology is required. A+ and N+ Certification is a plus. Ability to work outside with minimal supervision required. Reliable transportation required and Some Travel required.</p><p><strong>Knowledge, Skills, Abilities</strong></p><ul> <li>Excellent written and verbal communication skills.</li> <li>Strong multi-tasking skills.</li> <li>Effective organizational skills.</li> <li>Working knowledge of Microsoft Office.</li> </ul><p><strong>Work Environment: </strong></p><p>A field technician will be regularly exposed to outside weather conditions such as wet and/or humid environments, extreme cold and/or heat, dusty and noisy work environments. Noise levels will typically be moderate to moderately loud. You may also be exposed to high, precarious places in Work at heights in excess of 10ft. Regularly work near moving traffic and occasional night work with reduced visibility. Some weekend and overtime work may be required; overnight travel may be required with this position. Field technicians frequently work alone. Field Technicians must have Knowledge of personal and construction safety practices on traffic work zone projects.</p><p><strong>Breakdown:</strong></p><p>a) Approximately 90% work is outdoors or driving</p><p>b) Periodic on call work outside normal business hours</p><p>c) Up to 20% travel</p><p>d) Periodic overtime and/or night work</p><p><strong>Physical Requirements: </strong></p><p>These physical demands are representative of what a field technician may encounter in the field and are essential functions of the position. You will be involved primarily with field work on outside construction/service sites involving long term standing and perhaps repetitive motions. You must have the ability to stand or sit for long periods of time and to perform strenuous physical labor under adverse field conditions.</p><p>Field Technicians must have the ability to use your hands to handle, finger or feel; reach, climb or balance; crouch, stoop, crawl, kneel and sit. Frequent ladder use is required with the ability to climb, descend, balance and work safely at heights on ladders and aerial lifts for long periods at time.</p><p>Field Technicians must have a good driving record and must have the ability to see including close, distance and peripheral vision, depth vision and ability to focus. Often technicians may be required to drive hundreds of miles per day. Field Technicians must not have any limitations that would reduce their ability to drive a vehicle safely to job sites.</p><p>Lifting - The employee will regularly lift and/or maneuver awkward equipment up to 75 pounds from vehicle and ground, regularly lift and handle awkward equipment up 25 pounds up and down a ladder and occasionally carry and handle equipment 45 pounds up and down a ladder.</p><p>Field employees may be asked to wear protective equipment while in the field which can include reflective gear, work boots, safety glasses, hard hats and bullet resistant vests.
