We are seeking a Service Manager (Corrective Maintenance) to join our federal team based at Fort Liberty, NC (formerly known as Fort Bragg. Military friendly, but experience not required). Under general direction, acts as the on-site project leader to plan, execute, and control Fire Alarm Maintenance and Service (M&S), primarily corrective maintenance, projects with assigned customers across the base.

Salary range: $95,000 - $125,000 base salary. Negotiable based on experience.

Vacation: 3 weeks of paid vacation, 5 sick days, 3 floating holidays and 10 standard holidays per calendar year (6.5 weeks in total)

As a Project Manager (Corrective Maintenance), you will:

  • Acts as a primary on-site leader of Corrective Maintenance (Service Order) activity

  • Develops and manages project schedules and executes according to plan for assigned projects.

  • Creates and manage the master project schedule for all corrective maintenance (service orders) in the region.

  • Provides work direction to subcontractors, site supervisors, technicians, designers, and administration as necessary

  • Evaluates the contractual scope of work. Helps prepare and approves cost estimates, contract terms & conditions, and technical responses to client requests for bid/proposals

  • Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned. May request several bids in pricing process. Responsible for approving subcontractor payments. Coordinates all subcontractor work thru JCFS Procurement who secures pricing and availability from outside vendors and suppliers, mechanical and electrical subcontractors including scope, terms and conditions, as well as oversee billing processes.

  • Ensures Site Supervisors, technicians, designers, and subcontractors complete Service Order/Corrective  Maintenance actions using established Quality Control processes and standards

  • Provides detailed information to communicate the service being accomplished and completion criteria to customers

  • Validates the completion of service order activities. Witnesses system functionality testing and troubleshoots problems with subcontractors and other trades to ensure proper operation. Provides accurate project as- build and commissioning documentation

  • Completes project billing activities in a timely manner and accurately formats for client distribution. Maintains profitability goals and positive cash flow

  • Analyzes financial reporting system and project schedule to proactively address potential problems. Effectively communicates the status of projects to management as required and provides monthly forecasts of revenue, costs, and gross margin.

  • Ensures project document controls/deliverables are in compliance with contract requirements and JCI Standards

  • Ensures Johnson Controls staff and subcontractors adhere to all safety standards including JCFS Safety programs and US Army Corps of Engineers Safety & Health Requirements

Required Qualifications:

  • Management experience with service-based contracts and corrective maintenance.

  • Demonstrates technical competency with Fire Alarm Systems (FAS) and/or Fire Suppression systems to include evaluation of contractual scope, specification interruption, basic design, installation standards, inspections and commissioning.

  • Demonstrated knowledge and experience working with NFPA standards

  • Management experience with projects related to commercial and/or industrial Fire Alarm Systems

  • Proficient in Project Management software and financial accounting systems

  • Strong Personal Computer working capabilities in MS Office (project, excel, word, PowerPoint).

  • The ability to obtain and maintain required government security clearances and/or badges as required to perform site duties. (This involves a background/character, criminal history, employment, and credit check.)

Preferred Qualifications:

  • NICET level certifications preferred. NICET level III strongly preferred

  • Experience reading and interpreting government contracts

Preferred Education:

  • Bachelorâs Degree in Engineering, Construction Management, or a related field, or equivalent experience.
  • PMP certification or PMP course training
