A Maintenance Technician for Stellar Residential is someone who demonstrates initiative and be able to perform various maintenance duties necessary to maintain and improve the appearance and value of the community and meets all safety standards, site appearance standards and that all apartments, equipment and amenities are maintained in good working order. A Maintenance Technician is responsible for the completion of renovated and rehabilitated apartment units. A Maintenance Technician works alongside the property manager to determine budget, materials and supplies needed. They also coordinate with approved vendors to schedule and complete the renovation of each unit.

Responsibilities

  • Actively participates in the repairs and enhancements to ensure units are market ready.
  • Performs routine maintenance, including service requests for residents.
  • Maintains the service supplies inventory, costs and budget.
  • Delivers and promotes excellent customer service and supports the resident retention and service goals of the community always.
  • Participates in maintaining community appearance by removing litter and cleaning grounds, walk ways and breezeways, parking lots and curbs, trash receptacle areas, amenities and other common areas.
  • Paints and maintains fencing, curbs, building exteriors and common area interiors.
  • Responds within 24 hours to resident requests for maintenance, troubleshoots problems and acts to resolve maintenance issues. Cleans up work area and restores it to its original condition. Notifies residents (or ensures that residents are notified) that their requests have been completed.
  • Regularly scheduled to respond to emergency maintenance requests after hours.
  • Performs routine maintenance on community equipment, pools, amenities, office equipment, and tools as necessary to ensure all is in proper working order.
  • Performs routine lighting inspections and replaces burnt-out bulbs as necessary.
  • Participates in safety inspections and alerts supervisor of any safety hazards immediately. Complies with all safety policies including utilizing required safety equipment.
  • Participates in all mandatory training programs.
  • Responsible for possessing and maintaining personal hand tools, reporting to work on time as scheduled and in proper uniform.
  • Ability to communicate effectively with supervisor and residents.
  • Ability and skills to perform maintenance in any or all of the following areas: electrical, plumbing, appliance repair, carpentry, painting, pool maintenance & cleaning, carpet repair & replacement, roofing, furnace and air conditioning repair.
  • Excellent customer service skills.
  • Good interpersonal skills and the ability to interact effectively with persons of diverse social, cultural and ethnic backgrounds.
  • Ability and skills to perform renovations.
  • Knowledge of location of gas, electric, irrigation and water shut-offs.
  • Participate in and meet deadlines for all mandatory training programs.
  • May be required to assist at other properties upon request.
  • Responsible for possessing and maintaining personal hand tools, reporting to work on time as scheduled and in proper uniform.
  • Ability to multi-task and prioritize.
  • Ability to perform tasks in an orderly and timely manner.
  • Ability to work effectively on a team and contribute to team goals.
  • All other duties as assigned.

Requirements

A Maintenance Technician is dedicated to the success of their property by achieving the goals for their clients and owners. They ensure their residents receive the highest level of customer-care. Experience in the service/maintenance apartment industry is necessary to be considered for this position. A Maintenance Technician develops the project scope and renovation specifications and schedule for each unit. They oversee each unit is consistent with the companys high-quality standards, budget and timelines. They conduct all administrative requirements and forms accurately and in accordance with established deadlines (i.e. timeclock, logs, checklists, etc.).

A Maintenance Technician maintains and utilizes tools, equipment and vehicles in a clean, orderly and safe manner. Follows established procedures for accessing and returning tools and other materials from the maintenance shop. A Maintenance Technician also participates in safety inspections and alerts the Property Manager of any safety hazards immediately. They comply with all policies and procedures found in the operations and maintenance manuals and complies with safety policies including utilizing required safety equipment (i.e. back belt, safety glasses, etc.).

Maintenance Technician will perform all duties in compliance with all federal and state laws pertaining to the apartment industry including Fair Housing.

Qualifications:

  • Prior maintenance experience working in the apartment industry or similar industry preferred.
  • Prior experience in carpentry, electrical, plumbing, painting, pool/spa and HVAC.
  • Able to lift and carry up to 80 pounds and push/pull up to 200 pounds
  • Valid and current drivers license and auto insurance with reliable transportation
  • High School Diploma or equivalent is required.
  • A minimum of 1-year experience of service performance in Multi-Family, management experience is a must.
  • Learn the basic knowledge of maintenance repair including, painting, plumbing, carpentry, electrical, drywall and appliance repair.
  • Ability to meet deadlines in a timely and organized manner.
  • Ability to multi-task and possesses high organizational skills.
  • Work a flexible work schedule, including weekends.
  • Maintains a professional behavior and appearance.
  • Contribute to the team in a positive and professional manner.
  • Outstanding interpersonal communication skills. Communicates effectively, both verbally and written.
  • Participate in training opportunities, continuous learning and uphold company policies and procedures.

What You Will Be Doing - Demonstrate a Service Mindset: Collaborate with location General Managers to provide a positive guest experience by a consistent execution of the maintenance program - Hands on skilled maintenance construction carpentry plumbing HVAC masonry mechanical and electrical work. - Work Load: - Assist in the development of Property Maintenance Person technical skills. - Collaborate with General Managers to utilize Preventive Maintenance best practices to have a positive impact on guest experience. - Assist in executing the preventive maintenance program for all property equipment and assets. - Complete and submit weekly reports relating to weekly activity preventive maintenance surveys down rooms and reimbursable expenses. - Assist in compiling information to develop the capital budgets for assigned properties solicitation of bids and oversight of minor capital repair/renovation projects requiring outside contractors and developing property-specific "preferred vendor" lists. - Assist in interviewing job candidates and training new property maintenance personnel on the preventive maintenance; property rooms and equipment repair; and utilizing various maintenance reports - Safeguard all Motel 6 / Studio 6 Assets: Regularly evaluate multiple properties and recommend or perform repairs in order to comply with semi-annual LRA audits. Adhere to and comply with all company policies practices procedures and guidelines as outlined in the Safety and Security Manual - Travel to assigned properties - Other duties: as assigned by Regional Facility Manager What We Are Looking For - Basic computer proficiency including Windows Outlook Word and Excel - Good communication skills - Intermediate skill in using a variety of trade tools including both hand and power tools - Intermediate skill in maintenance construction carpentry plumbing HVAC masonry mechanical and electrical work. - Ability to travel extensively up to 50% of the time to access and visually oversee all areas of the properties and ensure Team Member’s proper performance of duties and overnight stays - Possess a valid driver’s license - The following requirements may change depending on the individual property and according to the confines of the workspace available for any required task: - Simple and firm grasping is required for all tasks.
