The Urban Property Manager has overall responsibility for maintaining the physical integrity of the street retail/office portfolio of buildings. The primary focus is to increase the value of the portfolio through superior maintenance, financial analysis, tenant coordination and leasing support.
Manage the urban building facilities, including:
Administer the leases and applicable building easements
Maintain and secure any common areas and tenant areas as indicated in the lease
Collect the rentals and recovery charges
Monitor and remediate building code violations
Prepare various reports requested by corporate office
Assist in executing a long term strategy for each individual building
Bid, recommend and oversee contracted services in order to achieve maximum value
Respond to tenant requests
Prepare an annual budget for each facility, including:
Forecast the annual income and expenses for the center on a periodic basis
Control budgeted expenses
Approve disbursements in accordance with approved budget
Work closely with tax consultants to forecast changes in real estate taxes
Prepare a five year capital plan for each facility
Tenant coordination and community relations issues, including:
Manage the construction for any required landlord work
Handle all governmental processes during construction including, but not limited to landmark and local community board issues
Build and maintain relationships with neighboring buildings and merchants
Assisting the urban retail group with leasing in order to maximize income, including:
Showcase space to retailers and/or office tenants, if needed
Provide retail intelligence from the neighborhood to the urban retail group
Maintain continuous dialogue with partners or non-equity owners, if applicable.
Other duties as assigned.
Bachelor's Degree in business or real estate
Minimum of 3 years of facility management experience
Urban experience preferred
Ability to work independently
Strong ability to lead and influence a diverse group of people
Strategic business orientation
Adept in financial analysis, budgeting, forecasting
Excellent communication skills
Computer skills that include Excel, Microsoft Word, and Outlook
The ability to work with and communicate effectively with tenants and contracted services
Familiarity with union environments
Ability to read lengthy documents and reports while also judging for accuracy
Previous oversight of contracted service personnel preferred
Must travel between urban locations as needed
