Reporting to the Loan Servicing Manager, the Loan Servicing Senior Specialistis responsible for accurate review of customer tax and insurance escrowbalances by completing their assigned tasks and reports daily. Ensure adherence to the National FloodInsurance Program (NFIP), the timely payment of all property tax installmentsand insurance premiums, PMI/MIP premiums and the reconciliation of all escrowedaccounts.
Processinsurance loss drafts according to Bank and Investor guidelines.
Processand reconcile insurance disbursements on escrowed loans
Maintaininsurance lines for Escrow Analysis
Ensure force placed flood insurance is issued for thecorrect coverage amount and issued within the acceptable time frame.
Work with customers and insurance agents to clear floodexceptions such as flood zones changes or insufficient flood insurancecoverage.
Maintain flood insurance lines.
Homeowners Protection Act of 1998.
Process and reconcile the TAR process for escrowedloans.
Process and reconcile the DELFUS process fornon-escrowed loans.
Maintain tax lines for Escrow Analysis.
Respond to and process customer requests for escrowsetups and deletions.
Setup forced escrow accounts for delinquent taxadvances.
Provide backup support for all functions of, andprovide guidance/training to Loan Servicing Specialist Escrow.
Review daily, weekly and monthlyreports to resolve escrow exceptions. Monitor and complete task tracking. Imagecorrespondence and trailing documents for record retention as required.
Recommend solutions for difficult questions/problems; interpret, verify andapprove written and verbal communications, forms, letters, memos, reports, andother loan documents.
Work with customers, vendors and internal departments to accomplish resolution.
Provide daily productivity totals.
Meet requirement for quality, productivity and attendance.
Assist with monitoring policy, procedures, system changes, or potential areasof exposure, and make recommendations for applicable updates to departmentprocedures, update procedures as directed.
Promote team participation and support for Work Director and Management.
Assure at all times compliance with all regulatory and government standards,guidelines, rules and regulations, and all applicable state regulatoryauthorities, and any applicable federal, state and/or local ordinances,government, investor, or bank regulations.
Requires a HighSchool diploma or equivalent.
Requires 3-5years of progressive responsibility in technical servicing job relatedexperience in real estate and consumer loan servicing environment, FHA and GSEexperience preferred.
Requiresproficiency in at least four (4) functional areas within department (Insurance,Flood, Tax, PMI/MMI, Loss Drafts, and Escrow Analysis).
Ability to movequickly into other functional areas as volumes fluctuates.
Thoroughlyfamiliar with general lending policies, and Union Bank procedures.
Excellent dataentry skills, math proficiency and attention to detail.
Ability tomulti-task required.
Advancedproficiency in Excel and Word.
Strongorganizational and follow up skills.
Exceptionalcustomer service skills.
Familiaritywith MSP servicing platform preferred.
Ability to workunder minimum supervision.
