Review and negotiate all leases, subleases and amendments for renewals, extensions, relocations, expansions, rent reduction and other lease changes
Work with Real Estate and Construction to ensure that the leases reflect the committee approved deals
Handle all legal communications with Landlords post lease execution including, but not limited to, lease enforcement, default responses, and challenges to billing
Act as a liaison with litigators as needed.
Analyze lease provisions and provide feedback internally and externally.
Review leases for prospective acquisitions and provide feedback regarding potential lease language obstacles.
Organize, prepare and negotiate all documents required for approved acquisitions as they relate to the leases including, but not limited to, lease assignment documents and landlord consent forms. Follow up to make sure all documents are in house and in order
Review all estoppels and SNDAs.
Constantly re-assess accuracy safeguards, checklist and checks and balance procedures
Review lease templates and negotiate updates with landlord as new critical issues are identified.
Daily/weekly updates to Lucernex to provide "real time" lease negotiations status.
Work with Real Estate and divisions to explain legalities of individual leases and discuss strategies for terminating lease
Kick-outs: inputting into system, tracking (including prior years), reporting to all concepts, sending letters, tracking checks if the termination is canceled
Research questions/issues for Real Estate and construction.
Coordinate the insurance requirements of the leases with Insurance Department
Manage lease abstractios into Lucernex
Research and prepare reports as requested
10 years experience in leasing and real estate law
Knowledge of real estate and contract law
Ability to effectively manage employees
Familiarity with Lucernex or comparable databases
