Rudolph and Sletten has an immediate need for a Senior Project Manager to manage the overall construction process on the project. This includes coordinating schedules, budgets, and resources and communicating directly with contractors, designers and owners concerning project cost, staffing, and scheduling. This position reports to the Project Executive, Operations Manager or other assigned supervisor.

Supervisory Responsibilities:

This position carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Supervisory responsibilities include, but are not limited to: interviewing, hiring, training and mentoring employees; planning, assigning, delegating and directing work; appraising performance; rewarding and disciplining employees; and resolving employee issues.

Essential Duties and Responsibilities:

  • Monitors job site safety and takes appropriate action to address and correct deficiencies

  • Negotiates contract with Client/Owner, maintains positive relationships and resolves disputes

  • Maintains communication with Operations Manager

  • Demonstrates complete understanding and awareness of the contract and the ability to estimate, recognize changes and take appropriate action

  • Assists in preparing the progress payment and obtaining approval

  • Develops cash flow projection with Project Controller and submits to Home Office and Owner (if required)

  • Approves Time and Material rates

  • Corresponds with Client/Owner/Architect and Subcontractors

  • Monitors Client/Owner required reports (prepared by Contracts Manager, Scheduler, Document Control)

  • Monitors back charges and log

  • Chairs de-scoping meetings

  • Updates procurement log

  • Approves final bid packages to sub-contractor list

  • Reviews pay application with owners

  • Prepares and distributes delay notices to owner and architect per contract conditions

  • Negotiates sub-contractor changes

  • Provides proactive claims protection

  • Tracks and monitors all cost reports

  • Provides up-to-date input on all project quantities and units

  • Updates all labor and unit projection

  • Monitors third party work authorization

  • Approves payments to suppliers and Subcontractors

  • Reviews PCO quotes, negotiates changes and claims protection

  • Monitors EEO and Affirmative Action programs

  • Settles union jurisdictional disputes in coordination with Superintendent

  • Maintains Union relations

  • Makes work assignments

  • Monitors schedule and participates in schedule meetings

  • Submits Insurance claims to Safety Engineer

  • Attends weekly coordination meetings

  • Monitors CCIP activities and safety program

  • Chairs Architect/Owner/Contractor meetings and generates and distributes accurate minutes

Other Duties:

  • Demonstrates knowledge of commonly used concepts, practices, and procedures within a particular field

  • Demonstrates advanced knowledge of discipline, construction technology, design, applicable codes, standards, etc., required

  • Analyzes and resolves construction process problems and issues and effectively communicates and interfaces with all levels of personnel

  • Relies on instructions and pre-established guidelines to perform the functions of the job

  • Utilizes excellent written and oral communications and team skills

  • Performs work tasks by receiving direction and then working independently with an interest in quickly learning and applying new skills and abilities

  • Demonstrates consistent ability to be dependable, consistent, diligent, and thorough

  • Exercises creativity and resourcefulness in completing tasks accurately in a compressed time frame

  • Performs all other duties as assigned by supervisor

  • Ensure compliance with OSHA regulations to include health, safety, and welfare as appropriate

Required Job Skills:

  • Proficient with reading and understanding eCMS Cost Reports

  • Capable of preparing cash flow projections

  • Capable of preparing CR-1 report (monthly cost summary and project financial status)

  • Ability to prioritize requests and manage projects to meet target delivery dates

  • Performs work tasks by receiving direction and then working independently with an interest

  • Able to analyze customer requirements, creating specifications, input to proposals

Computer Equipment and Software:

  • Intermediate knowledge of Windows Operating Systems; Excel, Word, Outlook, etc.

  • Advanced knowledge of Prolog software.

  • Intermediate knowledge of CAD 2000 or CAD 3-D

  • Advanced knowledge of scheduling and the use of Primavera

Education and Experience:

  • Bachelor's degree in Engineering Construction Management or a related field is desired; a combination of education and work experience will also be considered in lieu of degree

  • 15 or more years of experience in the field or in a related area required

  • Work experience in all disciplines of construction (civil, structural, architectural, electrical, mechanical, and plumbing) preferred

BorrowLenses is the Shutterfly brand where professional photographers and videographers come to rent premium gear online. We are building out new customer experiences as a core business strategy, and need a leader to bring these to life, including leveraging service cloud, separating out transactional calls from technical requests, and exploring a remote workforce. They will oversee teams in both San Carlos, CA and Waltham, MA, will partner closely with the Head of Operations to shape overall customer experience strategy. BorrowLenses operates as an independent business unit within Shutterfly. The Senior Manager of Customer Service will build out a host of customer service experience solutions and products and scale our services to the growth of the business. They will manage both front of house CS and back of house CS teams. This hands-on role will require an individual with advanced critical thinking and problem-solving skills. They will work very closely with the PM and engineer teams, the Director of Marketing, and the GM. This role reports to the Head of Operations, has three direct reports and a overseas a broader team of 20+ people. Responsibilities: * Own the customer success vision for BorrowLenses, and lead the implementation of strategic projects, including leveraging our Salesforce platform, seperating technical CS from transactional queries, building out a remote workforce, and building new products and services to superserve BorrowLenses customers * Manage a team of customer service agents located at two sites, San Carlos CA and Waltham MA (quarterly travel between sites is required) * Drive tracked improvements in customer satisfaction across all channels (voice, email, chat) * Develop and maintain KPIs and service level goals across all teams * Be strategic in implementation of new processes, and manage change across the bi-coastal CS teams and remote employees * Collaborate with all stakeholders at BorrowLenses to build new products and services to support both our customers and the CS agents * Gather and analyze relevant data, in order to suggest ongoing improvements to the tools and resources used by the CS groups * Manage escalation workflows between CS and supporting operations teams * Problem solve and bring resolution with CS supervisors and leads to identified problem orders * Forecast and plan labor needs * Coach and mentor team members with a focus of upstream thinking to continuously improve and enhance service and culture Requirements: * 8-years of work experience in a fast-paced customer service environment, with 4-years of CS people managing experience * 2-year's experience managing or supervising a remote workforce.
