We're a top owner-builder and we are seeking a Project Manager to join our exceptional construction team for one of our newest projects in the bay area.
What You Will Be Doing
The Project Manager, Construction is responsible for assisting in the review of development or redevelopment activities as well as, once approved, overseeing the day-to-day management/project management of assigned construction activities. This responsibility included managing their-party vendors and contractors who have been selected to support the Company in the assigned development or redevelopment activities and efforts.
What you'll be doing:
Responsible for scheduling, contract negotiations and project oversight for property construction
Responsible for managing the activities of multiple contractors
Follows established guidelines and procedures to increase communication and overall efficiencies
Participates in the planning process by providing budget information to property developers
Responsible for meeting financial, budget, and forecasting objectives and requirements
Develops a bid list for assigned projects, analyzes bids and awards project to selected contractor(s)
Establishes and monitors construction schedule
Performs on-site inspections to ensure standards are being met and construction is adhering to plans and specifications
Tracks and monitors construction progress through site reports
Ensures project costs are aligned with approved budgets; approves contractor invoices and change order requests
Obtains certificates of occupancy
Acts as a positive, proactive liaison between contractors, purchasing and operations
Supports the Director and/or VP of Construction as required
Ensures positive communication and team orientation with members of the Development Team and/or Residential Services
Attends work as scheduled to support the ongoing success of the company
Other duties as assigned by Vice President of Construction
Hires, manages and directs the career development of his/her direct reports. Ensures his/her direct reports have the appropriate technical skills, tools and facilities in order to competently perform their roles. Manages overall performance of employees through the Companys performance review process.
Demonstrate effective management, leadership, coaching and development of staff to achieve company and department goals and objectives
Ensure goals and objectives are established for all staff within designated timeframes
Ensure job responsibilities and expectations are clearly defined and communicated, work is assigned and distributed appropriately, staff is appropriately trained, an performance issue are address in a timely manner
Conduct regular staff meetings
What You Need for this Position
Possession of minimum OSHA 10 or 30 hour in the past three years and current First Aid & CPR training
Bachelors Degree in Architecture, Civil Engineering or related field
7+ years experience in Construction or Civil Engineering or related field
4+ years experience in Residential Construction Project Management
3+ years experience managing others
Field experience in podium construction a must wrap, construction acceptable
Extensive computer knowledge, Windows (Word, Excel, Outlook, MS Project, PowerPoint, Access) and internet and email
Working knowledge of Construction and Project Management software
Possession of minimum OSHA 10 or 30 hour in the past three years and current First Aid & CPR training.
