Overview

The incumbent originates mortgage files and assists with processing and underwriting conditions when necessary. This is a full-time/non-exempt position with full benefits and is primarily commission-based. The person hired may work from any of our available branches.

Job Description

Responsibilities

  • Pre-qualifies all borrowers for both interim and permanent real estate loans.

  • Gathers all necessary loan documentation from customer to submit loan.

  • Inputs loan application on Mortgage Origination software, evaluates documents and compares for accuracy.

  • Responsible for ordering credit reports through the bank's software and making a printed copy.

  • Submits loan documentation for approval.

  • Orders appraisals and title work when needed.

  • Assists Processors by helping compile conditions of loan approvals to submit to underwriting for final approval.

  • Back-up closing function when necessary by ordering documents, complete fee sheets and schedule closings.

  • Compares competitive mortgage rates daily and price the Bank's daily quotes when necessary.

  • Locks in interest rates with lender on lender software when necessary.

  • Submits monthly commission report to manager by the first working day after month end (using Word and Excel)

  • Completes compliance and other job related training as required

  • Refers unusual or suspicious activities or transactions to the BSA officer immediately

  • Complies with all department and bank policies and procedures and maintains compliance with State and Federal Regulations

  • Contributes to the fulfillment of the department and the bank objectives and goals

  • Performs as a team member, and completes any other job-related duties as assigned

Qualifications

  • High School Diploma or equivalent. Education should include the successful completion of recent mortgage courses (conventional and FHA lending). Must have a thorough knowledge of mortgage regulations, as well as the recent changes on guidelines for all 1-4 family residential loans.

  • Minimum of 4 years of experience in all aspects of mortgage lending and originating.

  • Ability to proficiently use a computer, including knowledge of Windows based software.

  • Detailed oriented and well organized.

  • Strong customer service skills.

  • High degree of accuracy.

  • Ability to review appraisals.

  • Knowledgeable in using various types of mortgage software applications.

  • Proficient ability to run Automated Underwriting Systems.

  • Familiar with all mortgage compliance laws (RESPA, HMDA, REGZ, etc).

  • Demonstrate a high level of knowledge of Bank Secrecy Act and OFAC related responsibilities in the performance of daily operations to ensure adherence to bank policies and compliance with all regulatory requirements.

VIEW JOBS 1/5/2020 12:00:00 AM 2020-04-04T00:00 Overview Under limited supervision, incumbent is responsible for reviewing new, renewed and modified complex loan requests for commercial real estate, consumer real estate, commercial and consumer non-real estate loans post-closing. Position will be responsible for comparing approved loan requests against loan documentation provided and determine if documentation represents approved terms. Position will be responsible for working with lending staff to resolve or clarify any possible deficiencies in loan packages and loading exceptions to the tracking database. Job Description Responsibilities * Review, scan and upload complete loan and collateral files to ensure that established standards are met, including compliance with federal regulations and adherence to Bank lending policy as well as ensuring that the Bank's security interest is established and our lien position is upheld. * Complex loans are identified as all commercial real estate secured loans and residential builder supported portfolios * Interpret data and make sound judgment decisions regarding proper loan documentation and identify and resolve inconsistencies and accuracy issues * Review all loan documents provided ensuring receipt of critical documents including but not limited to: promissory note, security agreement (if applicable) and guaranties (if applicable); verify all documents have been signed by all required parties * Verify terms on promissory note match terms approved on loan approval * Verify and review security documents * Communicate with loan officers and lending assistants to provide guidance on the correct way to document loan files and remedy existing issues. * Assist management in the preparation for and during audits and exams. * Add/update Collateral Tracking records as needed in core based on collateral securing loan * Scan relevant loan documentation into Loan Documentation System * Receive items to clear exceptions, update tracking; correspond with lending staff regarding clearing of exceptions * Routinely update tickler items as documents are received. * Complete Collateral Perfection of lien (if applicable) * If UCC collateral, create the UCC record using CT Liens Solutions * If CD collateral, verify hold is on account in Xperience Silverlake; if not, request hold to account through Loan Ops * Ensure documents are recorded at the appropriate level for deeds, etc * Open/Distribute Mail and work trailing documents by clearing ticklers and imaging * Check in original loan docs, maintain pending queue and missing loan document report * Train new personnel * Provide backup for Exception Processing and Collateral Insurance Specialist * Other job duties as assigned Qualifications * High school graduate or equivalent education certificate (GED) required AND * Minimum of 3 years experience working with consumer and commercial loan documentation * Minimum of 2 years loan funding experience * OR Bachelor's degree AND * Minimum of 2 years experience working with consumer and commercial loan documentation * Minimum of 1 year loan funding experience * Basic knowledge of Microsoft Word, Excel and Outlook (e.g. create new documents, edit existing files, create tables, sort/filter data, print documents, generate new records, email and calendaring) * Strong communication and customer service skills * Written communication skills including grammar, spelling and composition * Verbal communication skills including the ability to interact professionally with all levels of management * Ability to work independently and be self-motivated * Strong attention to detail and able to take direction * Must have ability to prioritize a variety of tasks, meet deadlines and work well under pressure * Ability to interpret and apply laws and regulations Independent Bank Group, Inc Mckinney TX
