The Lease Auditing Senior Manager manages and performs operating expense and real estate tax escalation audits on behalf of commercial office tenants. This individual schedules and performs all assigned lease audits relating to common area, real estate taxes, utilities, and other components of additional rent. Ensures the timely completion of the entire audit cycle, including preplanning, conducting the audit, and writing reports based on findings, follow-ups, and negotiations including the recovery of any identified overcharges. Qualified candidate shall also be responsible for identifying and developing new business opportunities.

Qualifications

Education:

  • Bachelor's degree in a relevant field (e.g. Accounting, Finance, Real Estate, Property Management), required

  • Master's or other graduate degree/professional credential preferred (MBA, JD, CPA, etc.), preferred

Experience:

  • 7+ years of experience in lease auditing or related lease administration work, required

  • Property management accounting knowledge, required

  • Experience in property management and/or commercial real estate operations, preferred

  • Proficiency in cost analysis, gross up calculations, review of ledgers, contracts and other financial books and records, required

  • Forensic accounting experience, preferred

  • Client Relationship experience, preferred

Software:

  • Proficiency in the use of Microsoft Office Suite, required

Other Knowledge, Skills & Abilities:

  • Superior verbal and written communication skills

  • Ability to effectively delegate and supervise work as needed

  • Strong analytical, research and critical thinking skills as well as decision-making skills

  • Capacity to work well in a team environment

  • Ability to travel (20% over course of a year)

VIEW JOBS 4/16/2019 12:00:00 AM 2019-07-15T00:00 Job Title: US and Canada - Lease Transaction Manager Job Description: The Lease Transaction manager will manage lease negotiation to achieve best possible transaction outcome on behalf of American Express (AMEX). Lead and implement Strategic real estate solutions. Brokerage responsibilities to consist directing portfolio and negotiation strategy to transact in the market place to include lease renewals, expansions, contractions, subleases, buyouts, new site lease acquisition and purchase or sale of owned assets. This position will manage and support the validation of all appropriate lease documents and prepare the necessary close-out packages for the transaction management team. Responsibilities will include lease negotiations, creation of various transaction documents for approval and the coordination and consolidation of required documentation to ensure the integrity and compliance of the Transaction Management process. Duties & Responsibilities: * Manages lease critical dates via notification to the real estate team and key business unit stakeholders. * Manages the lease negotiation end to end process for all facility leasing and/or own sites of approximately 4M SF (US & CANADA) to ensure compliance to AMEX. * Review and finalize LOI to capture key major business terms. * Oversee and manages the validation of all appropriate lease documents. * Partner with procurement team to initiate RFP process if brokerage representation is required and prepare comparison matrix of brokerage proposals to ensure the transaction is compliant with AMEX process. * Work closely with legal team to serve as the main point of contact for lease execution signature of negotiated documents. * Coordinate Estoppel/SNDA due diligence documents with legal team. * Provide support in preparing the Appropriation Request (AR) which outlines the quantitative and qualitative aspects of the transaction. * Review and analyze leasing documents, agreements, amendments, abstracts, terms, and related information for accuracy and compliance in Lease Administration Program. * Periodically review and ensure the integrity and accuracy of data in the lease administration program. * Partner with Lease Administration on desk audits of lease documents and terms. * Prepare the Close-Out Package distribution in accordance with AMEX standard operating procedures and audit requirements. * Monitor Tenant Improvement process and ensure timely request and funds are submitted and work closely with global lease administration and regional leaders on the process. * Provide administrative support to the GREWE team. Requirements: * Associates degree required, Bachelor's degree is preferred * Minimum of 5 years of leasing (negotiation, administration, abstracting) and/or real estate experience required * Ability to read, abstract and interpret lease contracts, operating expense statement, real estate tax statements and related documents. * Strong oral and written communication skills required * Financial accounting and/or analysis experience and familiarity with the concepts is preferred * Must possess good interpersonal and team skills * Must have excellent organizational abilities and attention to detail * Proficiency with Microsoft Office (Word, Excel, Outlook and Powerpoint), TRIRIGA/IWMS preferred.
