UDR, Inc. and its affiliated companies are seeking a Senior Maintenance Technician to join our team at {Property}, our apartment community (# homes) located in {City, State}.

Key Qualifications:

  • Technical or vocational certificate and/or degree preferred.

  • Minimum of three to five years of experience in building and mechanical maintenance including plumbing, electrical, appliance repair, painting and drywall.

  • Minimum of three to five years of relevant experience in mechanical maintenance and repair techniques.

  • Knowledge and experience of HVAC and carpentry a plus.

  • Must have EPA Type II or Universal certification.

  • Certification in Chlorine, Fluorine, and Carbon (CFC) preferred

  • Some locations require certification in pool operation (CPO).

  • Valid driver's license & rotating on-call responsibility required.

Essential Job Functions:

  • Respond to resident requests for maintenance and service by taking appropriate action to repair and/or restore service within the quality and time standards established by the organization.

  • Maintain the overall appearance and cleanliness of the community by ensuring that grounds, amenities, building exteriors/interiors, market ready units, breezeways, curbs, signage, leasing office, central garbage areas, parking lots and other buildings and common areas are free of debris, trash, graffiti, and other items which affect the appearance of the community. All deficiencies and or risk management safety issues are reported immediately.

  • Ensure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, as well as carpet cleaning, painting, and overall apartment cleaning or other activities as necessary or as directed.

  • Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory.

  • Provide superior customer service to internal and external customers.

  • Provide a more complex level of services as needed for a high profile tower community, large complex community or for multiple communities.

  • Provide additional services (if applicable) such as high-rise window cleaning, elevators, etc.

  • Assist in training and mentoring of new Service Techs or Apprentices.

  • Perform other duties as assigned or as necessary.

DEPARTMENTAL MISSION STATEMENT MISSION STATEMENT OF THE FACILITIES MANAGEMENT DEPARTMENT: The Facilities Management Department of Trial Court provides for the management and maintenance of 63 state-owned courthouses located in ten counties of the Commonwealth. The Department is committed to administering effective property management, and for ensuring the delivery of quality services necessary for the efficient and reliable operation of all of the facilities which it maintains. ORGANIZATIONAL PROFILE: http://www.mass.gov/courts/courtfacilities/index.html POSITION SUMMARY This series is responsible for assisting in a range of skilled trades duties for both licensed and unlicensed trades. The duties focus on the application of complex materials and compounds consistent with general contracting work. Other duties include providing assistance in repairing, installing and testing various types of systems and equipment. A classification above the entry level requires the performance of increasingly more responsible and complex work which requires advanced skill and experience. Employees are appointed at the entry level and are eligible for reclassification to the higher grade within this series consistent with the requirements in the job description. The position title reverts to the entry level of this series when there is a vacancy. SUPERVISION RECEIVED: Receives moderate supervision from the Facilities Supervisor in performing structured but not always routine work; Moderate judgment is required. ORGANIZATIONAL LEVELS: Maintenance Technician I - This is the entry level position title within this series. Employees at this level are expected to perform minor repairs and improvements in a variety of trades under the direction of a building or maintenance supervisor. Maintenance Technician II - This is the second level position title within this series. Employees at this level are expected begin to develop a trade of expertise utilized by the Court Facilities Bureau and have the ability to work independently in the performance of standard maintenance and repairs. MAJOR DUTIES Maintenance Technician I Duties: The following list of major duties represents a composite list of typical duties performed by individuals in this position. Specific duties performed by an incumbent will vary depending upon the Division and the department within the Division: Assists in servicing and replacing minor plumbing fixtures; Performs minor electrical work not requiring a licensed electrician such as replacing light bulbs and fuses; Assists in minor carpentry and repair work; Maintain machinery, equipment, and tools by cleaning, lubricating, greasing, and oiling, to ensure optimum working order; Applies paint, varnish, and stain to all types of surfaces in order to protect and beautify surfaces using appropriate tools and equipment; and Performs related duties as required. Maintenance Technician II Duties: Performs preventive maintenance and makes repairs to heating, ventilating, air conditioning equipment according to instructions such as replacing belts on motors, changing filters, bearings, etc; Maintains and makes routine repairs to electrically powered equipment and appliances according to instruction from senior technicians and equipment service manuals; Apply carpentry techniques and using carpentry tools to construct, alter, repair, and/or install walls, stairs, floors, ceiling, windows, doors, roofs, gutters, and locks; Perform structural repair, alterations, or improvement work such as preparing surfaces for plaster or cement work; studding, wiring, and plastering walls. Install glass in doors and windows; All duties covered under Maintenance Technician I; and Performs related duties as required.
