How This Role Impacts Live Oak and its People

The Senior Loan Officer, Healthcare Real Estate will work within the Commercial Real Estate department. As part of our CRE expansion strategy, we are seeking a highly motivated and experienced individual to develop new conventional commercial mortgage business within the Healthcare Real Estate sector. Specific asset class experience is desired in the areas of Medical Office, Life Science, Ambulatory Surgery Centers, and/or other Specialty Healthcare assets including Behavioral Health, Urgent Care, and Subacute Care facilities. The Senior Loan Officer will identify, negotiate, and lead execution of real estate secured financing transactions within the sector, for a variety of business purposes, including acquisition, refinance, and construction. The role offers a unique opportunity to contribute to the growth, profitability, and strategic direction of the Healthcare Real Estate lending business at Live Oak Bank.

What You'll Do at Live Oak

You will be responsible for driving sales growth, establishing, and maintaining client relationships, and promoting our Healthcare Real Estate and general banking products and services to the marketplace. This role requires strong understanding of the spectrum of Healthcare Real Estate opportunities and associated risks, a blend of sales/marketing and credit skills, a long-term view of success and consideration of portfolio construction, excellent communication and negotiation skills, and willingness to coach and mentor.

How You'll Do It

  • Develop and maintain internal business plan to grow a high-quality loan portfolio in healthcare real estate subsectors that exhibit attractive risk vs. return profiles

  • Establish or expand Live Oak Bank's presence within the industry by developing strong relationships built on trust and product expertise, with potential customers and referral partners.

  • Maintain pulse on CRE market conditions and Healthcare Real Estate asset class trends. Share information consistently so teams remain informed and overall lending strategy remains current.

  • Perform preliminary due diligence on sponsors, market conditions, investors, tenants, and competition, prior to decision to pursue transactions. Lead pre-screen discussions with credit team when necessary.

  • Negotiate detailed loan terms with customers in collaboration with CRE team leadership. Prepare loan proposals reflecting structures that comply with Bank credit standards.

  • Review legal documentation during the closing process to ensure Bank's interests are protected and all negotiated deal points are incorporated.

  • Recommend loans to credit committee for approval, including leading presentations and deal discussions. Defend structure and terms recommendations and answer questions from credit and leadership about the project, customer, and asset class.

  • Assist with training/mentorship of underwriting/analyst pool as product expertise is developed.

  • Collaborate with capital markets team, assist in discussions with potential partner banks on larger transactions requiring syndication. Develop direct relationships with complimentary lenders and capital providers (2nd lien, mezzanine, preferred equity, etc) with similar industry focus, that can help provide joint solutions for customers and expand universe of opportunities.

  • Attend trade shows and industry events to build network and support business development.

  • Has responsibility for following regulatory requirements including those pertaining to the Bank Secrecy Act (BSA), Anti-Money Laundering (AML), Customer Identification Program (CIP), and OFAC to assist in the identification, detection and determent of money laundering or other unlawful activities.

  • Functions within a team and realize all members of the team are vital to its success. Performs other duties as required.

Required and Preferred Experience

  • Minimum bachelor's degree in Finance, Real Estate, or Business

  • Minimum 5-7 years working in Healthcare Real Estate finance

  • Existing network of industry participants and experience calling on or collaborating with potential customers, including private ownership groups, developers, private equity firms, family offices, HNW investors, REITs, and healthcare operating companies.

  • Work experience and training in credit or underwriting is valued

  • Strong communication skills

  • Self-motivated, proactive, entrepreneurial, and results-driven with a passion for exceeding customer expectations

  • Proven record of achieving sales targets and building long-term client relationships

  • Ability to work independently as well as collaboratively within a team environment

The base pay range for this position is $125,000.00 - $425,000.00 per year. Compensation may also include annual bonuses and long-term incentives, subject to various metrics and company policy. A candidate's salary is determined by several factors including travel, relevant work experience or skills and expertise.
