GENERAL SUMMARYPerforms professional-level duties in day-to-day property and tenant management, contract and lease negotiation and administration, as well as airline affairs, through interaction with existing and prospective Authority tenants, staff and third parties. As an integral member of the Commercial Management team, assists with development of new property/tenant related strategic and business initiatives to result in profitable and sustainable business performance and new revenue generation. Is the primary Authority staff member responsible for coordinating airport shared facilities and resources such as common-use gates and common-use ticket counters.ESSENTIAL DUTIES & RESPONSIBILITIESThe intent of this job description is to provide a representative summary of the major duties and responsibilities performed by employees in this job. Employees may be requested to perform job-related tasks other than those specifically presented in this description. * Coordinates and directs the development and drafting of agreements with Airport property related tenants, airlines, and other associated users. * Negotiates, implements, and monitors compliance of performance and financial terms of revenue agreements with specific Airport tenants and users. * Shows property to potential tenants and communicates occupancy and agreement terms. * Performs space and facility planning and assignment. * Coordinates new air carrier and other tenant on-boarding, acting as liaison between tenant and Authority staff representatives in various departments. * Is the primary liaison for the Airport Authority with respect to Airline's commercial real estate representatives. * Assists with the processing of Air Service Incentive Program related airline fee waivers. * Collaborate with multiple departments Operations, Maintenance, Fuel Farm and more on tenant improvements and needs for departmental support. * Responds to tenant requests, initiates work orders, coordinates performance of move-in and move-out inspections and completes facility and financial checkout procedures upon agreement expiration or termination. * Coordinates, schedules, and leads the performance of facility inspections required by Authority policy, including follow-up communication with tenants and department representatives. * Initiates and receives property appraisals and prepares recommendations for lease rates consistent with existing policies, historical methodologies, and other acceptable airport industry methods for the property and facilities being leased. * Utilizes lease management software for specific tenant groups. * Receives, processes for Authority approval, and communicates with local jurisdictions regarding tenant facility improvement requests. * Works with various departments to develop and implement short-term and long-term strategies to maximize aeronautical and non-aeronautical revenues. * Maintains interdepartmental communication, collaboration, and teamwork as it pertains to tenant and Authority responsibilities in commercial leases. * Subject matter expert and liaison regarding the scheduling of shared facilities within the airport and will coordinate with local airline and ground handler representatives and well as the respective airline commercial real estate representatives to maximize the functional capacity of limited airport resources. * Work with the Authority's common use technology provider to develop appropriate common use gate and ticket counter formatting programs and process to maximize facility operational efficiency. * Continue to seek opportunities to enhance terminal operational efficiency, specifically related to gates and ticket counters as well as other related common use systems. * Participate in technical, construction, operational reviews and project meetings while providing direct communication to various airline stakeholders regarding shared facilities, preferential gate usage and future facility allocation and utilization. * Performs additional related work as required.QUALIFICATIONSEducation:Required:*
  • Bachelor's degree in business, public administration, economics, finance, or related field of study OR comparative years of work experienceExperience:Required:*
  • 5 or more years in property management, contract administration, commercial real estate, commercial management, or other related work experiencePreferred:*
  • Airport Operations experience or general knowledge of airport business lines usually understood from work experience in an airport environment.Licenses or Certifications:Required:*
